I was an unrepresented buyer on one of Michelle's listings. Here's what happened, in order. - The property had been listed 122 days. When I asked to see it, she said she lived an hour away and was too busy, and eventually sent someone else to show it. - She forwarded me an email from her seller containing unsolicited commentary about the neighbors at a competing property. - She told me that competing listing was a short sale, in poor condition, with an accepted offer. I pulled the county records and walked the property myself. There was no short sale (the deed of trust dated to 2004) — and the condition was nothing like she described. - On August 31 she emailed me that the sellers had accepted my offer at $620,000. I asked for the AAR contract that same day, and followed up repeatedly over the next week. It never came. - During that week she called my lender directly, then called me and told me my financing looked excellent and there were no issues. - This morning she texted to say there is another offer. - She is difficult to get a hold of. - She is condescending on the phone when things don’t go her way. Incredibly unprofessional. My offer was unrepresented — no buyer-side commission, roughly $19,000 more in the sellers' pockets than a comparable offer with an agent on the other side. I was ready to sign for over a week and never received a contract. Whatever the sellers decide is their call. But telling a buyer in writing that his offer was accepted, then not producing paperwork for a week while other offers come in, is not how this should work.
