- Orion listed and sold my home
I give Orion a grade of a C, and that is being very generous. 1) Knowledge of local area I thought that this would be a plus since he lived in our development. I watched a property that he was selling in my neighborhood because I was skeptical, of his 1% commission. After he had a contract on this property, in 8 days, I was so impressed, I had Orion interview with my wife and I, along with two other major real estate companies. Orion said he did everything that the other companies do in addition to his calling agents and households in the neighborhood. Like other agents, he does not do a video of the house and his brochures are one sided and not very impressive. I don't know if he ever promoted my home with other agents or with other residents to try and create activity. None of my neighbors or realtors mentioned this to me. I went and talked to the lady that he had just sold her house. She was a lady that had recently lost her husband and was moving back to Michigan to be by Family. I asked her about Orion and she was pleased with her experience with him. Who by the way was her next door neighbor. I asked her if she was buying back in Michigan and she told me she was going to rent. I asked her if she new what her commissions were for selling her home and she said in the 3 something per cent. I tell you this because, when we talked to Orion about his 1% commission, he said that this is 1% if you use him for the sale and also the purchase of your new home. I told him that when first talking to him, that we had already signed a contract with building a new home, so he would not be our buying agent. I had already caught him in a untruth, since he was not helping seller buy property in Michigan. When I questioned him on this untruth, he then said that he would honor the 1% commission and the total of 3.8%. He wanted contract for 3 months, but we told him only 2. Orion accepted this because his time to sell a home on average was many days less then that, ours was almost 90 days. Orion said that he would hold an open house that first weekend and if needed more in the future of the contract. We listed on 12/12/2017, so we thought that it would be slow. After not having any offers in first month. I asked him in January about an open house for that next weekend. He said that he couldn't and also couldn't for the following weekend. Being unhappy with his answers, I asked for a meeting with Orion. We were not happy with him. I told him we were out of brochures, he said that he would get us more brochures, but then he said he was leaving the following day to the Bahamas and then to California. Well we never got the brochures and never were told, when he would be back. We mentioned that we were unhappy with his lack of feedback on the showings we were having. He said that he asked showing agents for feedback but wasn't getting any feedback. Hearing this and again wondering if he was really working for us, I asked to be blind copied on all requests for feedback This way I would know two things, is he requesting feedback and is he not receiving feedback as he said. Once again I did not believe him and I was never blind copied. I asked him if any of the people that were showed the home ever came back for a second showing. He said he didn't know of any. Once again he s incorrect. I asked the buyer at closing if she was ever there for a second showing and she was with another agent from the same company and was there a minimum of three times.. Once again if information was asked by Orion maybe he would have known this and I also would have also known this, if I was blind copied on his emails. We finally received an offer on 2/9/18. I tried to reach Orion to talk over offer and he was in the mountains and said cell phone was spotty and that email would be better. Was he skiing???? It flabbergasts me the reviews Orion had on his site, because everything I experienced was the complete opposite. Notice that I didn't check anything that he excelled in below. Even on closing day he sat away from us, while the buyer's agent was right next to her client. Orion didn't converse with us at all, he just sat in front of his laptop, without a word. When closing was over he walked by us, without a word., so I turned around and shook his hand and thanked him. He then uttered his first word congratulations. I do not remember him shaking my wife's hand. His lack of personal communication was non-existent to the final minute of our having him as our agent. My suggestion for people looking to save the 2% on selling commission, is to take a second look at this. Believe me, my wife was against him as our agent because he was a one man company. He shows his wife on his card but there was no communication with her as well. I did not hear this, but my wife said that Orion, insulted us, about our house and not finding a handicapped person that liked the house. Very rude and uncalled for. I don't understand what he meant by this. Our house was not handicapped acceptable. We both regretted my decision for three months that it took to sell our house. 2) Determining fair market value Orion said that we could get $410,000 for our house and we sold for $389,000 after concessions 3) Explaining the closing process. All done by email and from title company 4) Negotiating best price Never would discuss on phone with me and as far as I know not with buyers agent to negotiate the best price for our home. 5) Giving me his time/attention Wouldn't communicate by phone mostly by email, so no I do not feel that Orion gave us the time/attention that we deserved
