Lynda and I wanted to downsize from our 8,000 sq. ft. lakefront home in Inverness after more than a decade of wonderful living. Working with the Jacob's Team was a dream. They sold our house in 10 days for 98% of the asking price. We began our journey with Pam and her team 6 months before putting up the sign - we've been in our house for 21 years and knew we needed to modernize it. We consulted with Pam, she made her recommendations, and we got to work. After an unsuccessful attempt at a For Sale by Owner on our property in Deer Park, Illinois we decided to list with a realtor. Unfortunately, what we thought would be a sellers market turned into a difficult and anxious buyers market through the spring and summer of 2016. Our first realtor simply counseled a reduction in asking price but, although we did this several times and despite leading the area in Zillow views, we got almost no showings for months and no offers. Finally, we carefully researched local realtors to see who was being successful in this challenging market and we found Pam Jacobs of Re/Max Barrington. Pam is the consummate realty professional. She looked closely at how the house presented and devised a plan to sell it. We set a strict budget for improvements and within that budget, Pam carefully targeted those aspects of our house that she thought might generate doubts and resistance in buyers minds. Pam came with a team of people: a staging expert, painters, a plumber, a carpet installer, and an electrician and between them they identified what needed to be changed. We took the house off the market for a few weeks and the team went to work. Lighting fixtures were replaced or reworked, rooms were redesigned, bathroom fittings selected, purchased, and installed, key aspects of the house were painted, and new carpet was installed (at a very reasonable price too). When we put the house back on the market, at a carefully calculated price point, we had a first offer within 36 hours and an accepted offer within four days. We did experience a few glitches typical of selling a home: installing Radon mitigation, well treatment, and having to put in a whole new septic tank. Pam coached us through these projects, ensuring that the buyer was informed and the deal was safeguarded. We closed several weeks later without a hitch. As we were marketing our house, we also strongly recommended Pam to our neighbors who, like us, had attempted For Sale by Owner with little success. Pam counseled them as she had helped us and sold their house in a few days over list price on multiple offersall in a buyers market! We have subsequently referred Pam to another neighbor struggling to sell their house and to several colleagues for both selling and buying property. Above all else our results were undeniable.... our home was under contract in less than TWO weeks! This was my first experience in selling a home. I was nervous about what I needed to do to get it ready to sell and how my time would be affected. When Pam came into my home, she eased all my fears. We put the house on the market in mid-December even though we knew the holidays were approaching and, immediately after the New Year, received multiple offers. Pam negotiated the sale price and the closing date far above my expectations. The house sold within the first two weeks of January. In working with Pam and her team, I was extremely impressed with their attention to detail and how little I had to be involved in the process. I could not have been happier.
