What an incredible support for people seeking to purchase a home.My wife, Tessa, and I are nearing the end of our professional life, and also getting ready for a wonderful new life in retirement. We will be moving in about two years from Maryland to Houston, to be with our children and grandchildren. We traveled there over Christmas/New Year and decided to explore some houses of interest. Email to my Broker:Hi Howard,We had been trying to sell our house in Houston, TX in 2016 for several months with little success. We were living overseas at the time, and we were very unhappy with the broker/agent that was representing us in the sale. Communication was very poor, and we were sure that the service that we were receiving, in terms of advice and in marketing, were in large part the reason for lack of real interest from buyers. We knew that we needed to do some upgrades to the house, but we received no helpful advice as to where our money would be best spent on upgrades that would add the most re-sale value to the home. Therefore, we started looking for alternatives through an agent finder service, and Patricia 'Rici' Birmingham was recommended to us. We contacted Rici and had a very candid conversation with her about our expectations from our next agent, her experience, and what she could offer to help us achieve our goals in selling the property. We were very impressed with Rici's professionalism, knowledge of the area, and her experience. We asked Rici to schedule a viewing of our property and then to present us with her assessment of the current value of the property, upgrades that we must do in her opinion and optional upgrades that she thought would increase the value, and her plans for marketing the property. In short order, Rici came back to us with a well prepared and thought out report detailing exactly what we had asked from her. In addition, Rici offered to actually manage the maintenance/upgrades of the property for us, as that is something she has a lot of experience with. We discussed terms and conditions, and then we entered into an agreement with Rici to take over as sales agent for our property.Once we agreed upon the upgrades that we wanted to undertake, we suspended advertisement of the house (but left it on the market in the event that someone wanted to view and make an offer while the work was being done), so that the work could be arranged and completed. Rici arranged to show the property to various contractors, including ones that she recommended and had worked with well before personally, to get proposals for the various work scopes. We then selected the contractors, and she supervised their work for us, always communicating very well through the process. Not only did she supervise the major works of the 3rd party contractors, she also did a lot of work herself in order to get the best result for the budget that we had set out. This included shopping around for good deals on appliances/fixtures/etc..., delivering them herself, performing clean ups, and even installing some fixtures, performing small repairs, paint touch-ups, etc... herself. In short, we were very comfortable and confident throughout the process that Rici was managing things very well, and that the work would be completed to a high standard. She put a lot of time into this, working on and off throughout the week, and often spending her time on nights and weekends at our property. Once the upgrades were complete, Rici re-took all of the photographs and prepared a very comprehensive online advertisement. The photographs were excellent. Note: she could and would have hired a professional photographer to do this if we wanted to, but we decided this was not necessary, as the quality of her work was very good. Rici informed us that she has just become qualified and able to do 'virtual staging' of empty properties (our house was empty), and that she can offer that at a much reduced price to hiring a 3rd party. While we opted not to go this route, so we have not seen her work, I believe she would do an excellent job, as she is very handy and competent. Rici then went about aggressively and professionally marketing our house, including lengthy open houses, and we negotiated an acceptable offer for almost the full asking price within 1 month. The closing term was 45 days. Ultimately, we closed on the house sale in less than 4 months from the time that we hired Rici, including the time it took to perform the upgrades. From my experience and that of colleagues, Rici went above and beyond what most agents will do in managing the upgrades to the property, and she did an excellent job marketing the property. I highly recommend her to anyone looking to buy or sell a property. We will definitely be working with Rici for any future real estate transactions in the Houston area, and even outside of the Houston area if appropriate.
