    • My Husband and I would like to thank you for taking the time to give us your advice on selling our house in Warren even though you were not our actual agent. As you know, we were not aware that our dear friends Bob and Ev Drob had anyone in the family that sold real estate. About a month ago, Bob mentioned to us that you were in real estate and that he was sure if we needed any advice you would be glad to talk with me At that time we didn't feel that we were getting the feed back that we should from our agent and all I could think of was if the contract ran out without the house being sold, we needed to have some idea whowe would place it with at that time. I decided to call you. You were so helpful and we do appreciate it. The time came when we had to make a decision to accept an offer or to counter offer. It was a hard evening for us. We didn't want to lose the sale and yet the 6% concession that they were asking was just too much for these senior citizens.I called you and you suggested that we ask our agent if he could up the price to 100,000.00 and then we'd give the 6%. concession. We knew the house would appraise for at least 103,000.00. That would save us a couple of thousand dollars. We felt we could live with that. Then you mentioned that being we had refinanced in December, if they would use the title insurance from then, we could save some money. So we asked on that and he said yes 140.00. You also said you felt the commission should be based on the actual amount that we were receiving instead of the advertised price. I ran that by him, and he said he did not have a problem with that and he checked with the buyers' real estate agent and they agreed. Another savings. We don't know why our own agent didn't mention these possibilities to us. I don't feel that we should have had to mention it to him. You know, Becky, people like us don't sell homes very often. We had lived there 42 years. We needed to be able to relie on our agent to work for us and for us to be able to trust in their expertise. Having said all this, we do thank you again. You are very knowledgeable, hard working, professional and honest. Anyone would benefit having you as their agent. You wouldn't just sit back and wait for someone else to sell the house for you. Please know that if we learn of anyone selling their home, we will highly recommend you.
