My wife and I engaged Mike and Robyn Zingg to sell a rental house in Moreno Valley during the sale's season of early 2017. We have had multiple houses over the years and have used a number of different agents, but Mike and Robyn have been--by far--the best. Let me enumerate the reasons:1)Detailed Market AnalysisWhile I know that many realtors can just plug in some data into the MLS and come out with some comps based on square footage and other factors, Mike and Robyn took the time to view the competition in the areaboth above and below our square footage. They also analyzed the features of the house and formulated a pricing strategy accordingly.2)Informed OpinionOur previous agents had always given us some general price guidelines, but they never told us what they thought we should do or where exactly we should price the previous houses. Mike and Robyn gave us three price points to think about: a higher price that probably would sell in 1-3 months; the price they thought would be competitive; a lower price for a quick sale. My wife and I are both professionals who operate based on data, not based on what we feel our house might be worth. We also did not want to take the time to learn all the ins and outs of the real estate business and do the pricing strategy ourselves. Throughout the process, Mike and Robyn had an informed opinion about what we should do. Excellent.3)Managing the EscrowThey did an excellent job in staying on top of the escrow and communicating with the other agent involved. On a number of occasions, I grew impatient for information and updates, and I wondered why nothing was happening. That was due to Mike having called the other agent for responses to some of the conditions of the contract. Not every agent is built the same, and Mike and Robyn did their best to ensure that we suffered no delays in the sometimes topsy-turvy process. Overall Evaluation: If you want a set of agents who will tell you what you need to hear and not what you want to hear about your house, then Mike and Robyn are the agents for you. They help you separate the emotional attachment to a house and treat the sale as it really is: a financial transaction others. They are calm, cool, and collected.
