We chose a new build in the area that thankfully worked on a contingency BUT there were several key timelines that had to be met. We initially worked with another realtor. She was very nice, but she wasn't aggressive and was pretty ineffective. This, of course, upset my husband and I greatly because we advised her on several occasions that we were working under a strict timeline and we needed to see results. After about 2.5 weeks of wasted time with her (we now only have 1.5 weeks to get under contract and into escrow with a buyer), we settled with Sam and Eliza. Before I continue going through the process with them, I have to say that out of the 5 different realtors we interviewed, Sam was the only one that came by and asked me what is what that we were expecting from him. Instead of sitting back and waiting for us to ask questions, he was proactive and asked us questions. To add on to that, he came by fully prepared with a full, personalized binder explaining my current property tax situation, current market trends and details on what it is that he would do for us should we select him to represent our interests. His ability to come through so prepared on an initial meeting is one of the main reasons why we selected him and Eliza to be our realtors. Anyway, after explaining what it was we needed, what we expected from them and the difficulties we already faced, they understood our situation and made things happen. They were aggressive and kept us in the loop with EVERYTHING. Communication is highly important to me, they understood this and made sure that I knew exactly what was going on every step of the way. With their aggressive sales tactics, they were able to not only meet all of our timelines on time, but we were able to close early on the home we were selling, giving us an opportunity to close a little early on the home we were buying. They were able to meet and exceed my expectations, something that is hard to do because I am extremely demanding AND our home was a special case, making it more difficult to sell. We didn't get exactly what we wanted for the house (we came in a little less than original asking), but we got what we needed and what the market could bear for the home and the circumstances surrounding it. Well, I would definitely refer Sam and Eliza to others. They are not only knowledgeable and about business, but they are sweet and very personable. I always felt like they had our best interests at heart and that they really cared about us and not just their commission. For those couple months, they were responsive to our texts & emails starting at dawn & through the day.Late 2012 was a particularly tough market for buyers in our price range; limited inventory and having to compete with favored cash buyers. Town houses were out of the question. Banks wouldn't loan on them. Compounding it was our use of a VA loan, unpopular with sellers. This was really a positive experience with the Othman's. They went far beyond the legendary "extra mile". Their effort was tremendous and all they wanted was to help us get into our new home.In late 2012 the news had stories of frustrated unsuccessful buyers making dozens & dozens of offers. I must conclude that our success in the 3 month period in late 2012 was largely due to the Othman's industry & experience.
