I have used Santino in three transactions: bought a house in SLO 20 years ago, sold that same house 2019 and bought a duplex in a 1031 exchange. All three properties are in the Central Coast. Santino nailed it on pricing my house to sell. He went beyond the pricing and listing of the property: he arranged various contractors to provide repairs and improvements prior to the sale. This was a huge help to me as I have limited knowledge of who to call.Santino really impressed me the way he was able to find replacement properties to buy for the 1031 exchange. At the time, the inventory of investment proerties for sale was very limited. So Santino started looking in the Pending Sale section of the MSL. He found a property that had been pending for 6 months, contacted the seller, who said she would be willing to look at an offer from me. With Santino's guidance we made an offer, it was accepted and I closed on a very nice property. If you ask a question and Santino doesn't know the answer, he does his research and gets the information for you. Santino was fantastic for our home purchase, from initial offer to closing. He was always easy to reach, knowledgeable, and provided great contacts for services such as lending and inspections. He is extremely professional and friendly, and I would absolutely use his services again.All of that is outside of his Buyer's Rebate program, which makes it feel like you actually get paid for doing your own legwork. Santino helped us list and sale our house in San Marcos. Santino was helpful in numerous ways including: 1) Advising us what we should do to improve the marketability of our property and when to list it. 2) Helping us set the list price. 3) Managing the open houses, marketing to other realtors, and follow up with potential bidders. 4) Working thru the negotiation, inspection, and closing process with our buyer. 5) Ensuring we got to closing in an expedited fashion.
