I've never had a real estate agent fight so hard on my behalf. Stacey was always on it or even steps ahead. The realtor on the selling side was a bit lax, but Stacey really kept him on it and made sure he did his job. She encouraged us to bargain a little harder when we bought. With 20/20 hindsight I wish we had been a little more patient and had taken her advice. She also knows and works with other highly competent people. In 2005, Stacey helped me with my very first condo purchase. My budget was tight and Stacey treated me like any other buyer. When it came time to make an offer, we expected to need to come in high with major escalation clauses. But thanks to Stacey's research and strategy, we were able to make an offer for only the listing price and I got the home. In 2016 Stacey again helped me to win a property at a reasonable price (I wasn't the highest offer). I appreciate that Stacey offers facts and statistics with options rather than pie in the sky ideas. I appreciate that she is up-front and to the point. In 2017 Stacey helped me to sell my first property. Careful not to question my decision to sell, Stacey was helpful in offering realistic pros and cons of selling vs keeping the property as I had requested and very much appreciated. Ultimately the decision was mine and I felt no pressure from Stacey. Her expertise helped me make a decision that was right for me. Thanks to Stacey's strategy and experience, we sold the property for 19% over the listing price (which was already on the high-end for the property). We received 12 offers which was outstanding, but also overwhelming. As expected, Stacey made the situation easy by creating a spreadsheet to compare offers and following up with the highest offers before I was even presented them so that I could make a truly informed decision. With many of the offers being much higher than what we expected the property to appraise for, Stacey was careful not just to encourage that we accept the highest offer as it was likely to fall through due to their financing. Instead, Stacey researched which offer would be able to truly close at their offering price even with an appraisal for a lower value (home loans will only cover appraisal value).
