We wanted to share our POSITIVE EXPERIENCE in using Sterling Granger as our realtor and property manager. When our rental house tenants gave their notice, Sterling was right on top of all things needed to get new, qualified renters into the home. Within a matter of a mere 2 weeks, we had new renters moving into the house. We actually had over seven inquiries all of whom were qualified in the first day of listing. Everything ran smoothly and efficiently thanks to Sterling. He screened all applicants, ran a credit check and showed the property. This is the third time we have worked with Sterling, obtaining excellent results. He will be our forever property manager and realtor. It can be pretty stressful buying a home in the San Fernando Valley, but with Sterlings professionalism and communication, it was an easy experience. A few months after closing, we experienced issues with tenants and he was able to provide us with documents to help advise our situation. He answered our questions late at night and drafter documents for us. From start to finish he has helped guide us in the right direction. I cannot say enough about Sterling and the job he did for me. I have worked with multiple real estate agents and brokers for both my personal home as well as investment properties, and Sterling is hands down the best Ive ever worked with. Sterling was professional, and very responsive. Before marketing the property, he laid out a clear plan of action, complete with price estimates based on real data. It was evident he took the time to research the property, the market, and the potential buyer base. Sterling kept us informed every step of the way, both in terms of adjustments to the timeline and any changes in cost estimates as we prepared to market the property. He was always available to hand hold me through the minor, more annoying tasks I faced such as transferring the utilities and working with the HOA. Sterling also went out of his way to do a lot of the actual repair work himself, saving us at least $10,000 (if not more) on pre-marketing repair and prep cost. He was also very savvy in how he staged and photographed the property. In terms of actually marketing the property, he was methodical and conservative. He was careful to not over-promise, and in that way exceeded our expectations. He provided periodic updates on costs and timing which were clearly articulated, and always conducted himself with integrity and professionalism. When it came time to sell, we had multiple offers, each with its own specific set of nuances. Sterling clearly communicated all of the offers, including contingencies, and managed the counter offer process. He made what should have been a hectic and confusing process into a very easy and seamless one for us. It was truly impressive. I highly recommend Sterling for any real estate transaction and I cant thank him enough for the work he did for us.

Above and beyond the call of dutyI readily admit that I am not the type of person who sits back and lets things unfold. I micromanage and question everything. We cancelled two escrows with two different agents before we found Sterling. Sterling got to know my family and its needs; and assured us that those needs would be valued above anything else.
