Go to the open house without own agent and hire the seller agent as the dual agent is popular in this area and it is usually works. But I would recommend that you should have your own agent and hire your own resources, if you hit her as the seller agent. Double check every word she told you. If the house has some recent fix, check the credit and the history of the builder. Essentially, if you would do business with her, do everything you can to protect yourself.
