My house was sold really quick. It just took a little longer because it was an FHA loan which had to do with the buyer not Ben . Ben kept end us well informed as what was going on. I was inpaitshed and he would always calm me down with his words of wisdom. I would have him again if I was to sell again. Job well done to Ben.

I recently sold my house in Orange, MA and purchased a new house in Westfield, MA. I was lucky to have Ben Hause as my Real Estate Agent and he did an outstanding job. We had an initial meeting to discuss my intentions to sell my home in Orange, MA and purchase a new home in the Westfield area. Ben came to my house and we did a walk through so he could determine our initial listing price. He was able to give me some suggestions of a few things that I could do to the house to increase the value. I took his suggestion and ran with it. I had the hard wood floors refinished on the first floor, installed new drywall in the dining room, and installed new carpet on the staircase and hall on the second floor. After I had the work completed, I was ready to list my home. Ben set up another walk through and we determined our list price. Within 12 hours of our walk through, Ben sent me a market analysis with comparable homes for sale in the area. He made a suggestion for our list price based off of that and we went with it. I saw the listing the following day on Zillow and I was blown away. The pictures that he used really brought out the best in my home and the description went into great detail on what the house had to offer to a potential buyer. As I mentioned, Ben also helped me buy a new house in the Westfield area. It can be a tricky process to sell your current home, find your new home, and set up the closings for each in certain time frame. Once I was pre-approved, Ben told me to send him any and all the houses that I was interested in setting up a showing. He was able to work around my schedule and set up 7 showings for homes that I was interested in. I was very impressed with his knowledge while we went through the pros and cons of each house. He pointed out certain details of each house of things that I didn't even pick up on but they were very important and played a big part in my decision. In the meantime, there was plenty of interest in the home that I was selling and it's because of how good of a job Ben did with the listing. Ben worked around my schedule to set up showings for potential buyers. One thing that I thought was very helpful was that Ben would communicate to me as soon as he heard from the potential buyer's agents and let me know how each showing went. Selling a home can be stressful and Ben used great communication and answered any questions that I had, immediately. Sure enough, an offer was made. I was very anxious and I would have accepted the initial offer. Ben suggested a counter offer and I agreed. Sure enough, Ben was right and the buyer accepted my counter offer. His knowledge of the market and negation skills helped me out tremendously. Once we had an agreement in place for the house I was selling, Ben helped my make an offer on my dream home. Once again, his knowledge of the market and negotiation skills were incredible. We went back and forth with the seller more for the house that I was buying than the one that I was selling. We reached a deal with the seller and Ben was able to help me negotiate to get the best deal! I was very happy with how he handled the negotiations and I was very impressed. With both deals set, it was time to schedule the closings. Ben was able to set the closings up in the same week! That was very convenient for me when it came to making my move. Ben Hause made this process a very positive experience for me. He shared his knowledge with me throughout the process which made it easier for me to understand what needed to be done and when. He used quick and effective communication whether it was phone calls, text messages, or email. Some realtors are in the business for themselves and you can tell that from the way they treat you, that is not Ben Hause. We live halfway across the country and Ben was more then the realtor in our selling situation.
