Ben Howard was our OUTSTANDING RE/MAX realtors for a recent (Summer 2018) home purchase in the Sacramento area (relocating from the San Francisco/San Jose Bay Area). Referred by a coworker, Ben (part of the Jane Layton & Associates team) quickly got us acquainted with the jurisdictions with comparable amenities, including: Folsom, El Dorado Hills, and Roseville/Rocklin; ultimately settling on a smaller area that included The Parkway, Empire Ranch, Broadstone, The Promontory, Serrano, and some new construction. This dedicated professional provided unsurpassed knowledge of homebuilders, school districts, parks/shopping, and the neighborhood culture of Folsom/El Dorado Hills. He had first-hand experience dealing with real issues like: solar (lease, loan, and purchase), other utilities, local hazards/concerns, lenders, and provided wonderful referrals (cleaners, gardeners, roofers, you name it). He understood the concerns of a transplant from the Bay Area and was honest about the pros/cons of each neighborhood. What I appreciated most (and there were a lot of things to appreciate), was the level of accommodation that was made to our busy schedules (showings on Fridays, weekends, dealing with limited availability); openness to communicating in multiple formats: email, text, phone; and the perpetual motion forward towards finding the perfect home for our family. From the very start we felt as if we got the 'just right' amount of one-on-one face time backed up by well-organized, pre-filtered listings. In the end, our purchase was an extremely complicated one, with many unexpected challenges (negotiations on solar, lender delay, seller schedule) - but the team handled those issues diplomatically and practically. If you are looking for the best real estate team to help you find a new home, look no further. I would not hesitate to recommend or use Ben or his team in the future.

Ben is the best real estate agent that one can possible have. He is extremely: 1) prepared; 2) responsive; 3) polite; 4) down to earth; and most importantly 4) he listened to the buyers’ needs. If I ever move again I will most definitely contact Ben (if he is still in the RE business😊) and I will always recommend him with no hesitation.

We could not have found a better realtor than Ben Howard! He was very attentive to our needs because we were moving across the country to California. We would talk daily, he would go look at houses for us while we were back in Illinois and he was extremely attentive to details about the houses. If it was a house he thought we would like, he would FaceTime us and walk us through the house. We appreciated him so much through this stressful time. He is extremely knowledgeable about the area, schools, future plans for the area and history of the neighborhoods. Ben was everything we could have hoped for in a agent. He helped us sell our first house. Going into it we didn't know what we were doing or what to expect, but Ben put us at ease from our very first meeting with him. At every step, he explained everything to us, including our options and always gave solid advice. He utilizes market data and other resources and tools to give you accurate information with which to make informed decisions. He also uses social media and other marketing tools. For example, he created a Facebook campaign to market our home to a targeted audience of potential buyers. We experienced a few bumps along the road with the market, but with Ben's problem solving skills we were able to overcome them with great results. He communicates very well and makes sure you fully understand the decisions you have to make. He is also extremely available, always quick to respond and makes time for any questions. Ben takes his job as a fiduciary very seriously, and you know he will have your back throughout the whole process. Any buyer or seller would be lucky to have Ben as their agent.

Ben helped us buy a new home and sell our existing home. In the interest of full disclosure, I knew Ben personally before he represented us, but I am very picky about the professionals I work with. In buying a new home, he listened to what we were looking for, was respectful of our time, and was great in providing insights on the homes we were touring. We bought a wonderful house in the location we were hoping for. During the selling process, this is where Ben's expertise and experience really shined. He helped us come up with a strategy for selling, helped us get our house "market-ready", and had a great marketing strategy for the house. I won't reveal his selling secrets, but some aspects were definitely more unconventional and I had my doubts, but decided to follow his recommendations. Even though we put our house on the market during offseason, we had a killer open house where we had over 200 people in attendance over one weekend. We had multiple offers and sold our house for significantly over asking price in less than a week of listing. Not only is Ben a great agent, but overall a great person. The buying and selling process can be very stressful, but Ben helped make the process as smooth as possible. If anyone is looking to buy or sell a house, I would not hesitate to recommend Ben!

Ben was great throughout the process. He kept me informed all along the way, via phone, text and in person. He was very responsive if I had any questions, and made the entire process "a pleasure", which is something to be said for the stress that comes with selling a house. He is a consumate professional and strives to always be the fidicuary for his client and represents them to the utmost of his ability.

Ben helped us with the purchase of our new home in El Dorado Hills. He is very knowledgeable about the area (neighborhoods,schools,HOAs, activities, etc) and gave us invaluable insight and information that we normally won't get from a realtor. It was a big benefit having Ben, as a professional realtor, deal with the builder's sales agent on a realtor to realtor level on numerous issues. Since we live over 100 miles away, Ben took the initiative to take pictures of the house during different phases of the build process and kept us informed of the progress. We decided to hire our own inspectors to inspect the house at different phases of the build and Ben was very involved in researching and selecting qualified inspectors as well as coordinating and scheduling the inspections with the builder. Ben's experience in home entertainment systems was invaluable in our decisions on the home entertainment options offered by the builder. Ben goes out of his way to help his clients at many different levels that we did not expect. In addition to the purchase of our new house, Ben also assisted us in the sale of our out-of-area properties by researching and referring highly qualified realtors in those areas. Ben is an excellent realtor and we highly recommend him to anyone planning to buy or sell a home.
