Chad was great to work with and he was instrumental in helping us find our new home. He listened to what we wanted and helped us find it. He did not how show us a lot of houses just so he could sell us a house but rather helped us find a home that was just right for us. Chad Dudley helped my husband and I through the process of buying our first home. Going in to the process we thought we had a pretty good idea of what we wanted and what buying a home is like but it wasnt quite as simple as we thought.Chad may be the most patient person I know; hes completely open to hearing what you have to say and continues to listen whole heartedly when the next day youre saying something completely different. This aint his first rodeo and he seems to understand the flip flopping first time buyers go through. Chad helped us with the sale of our home and purchase of another house. In selling our house, Chad helped us identify an asking price that would stir interest. He helped us stage the house, hired a photographer to take beautiful pictures, and prepared high quality marketing materials. We were able to sell our house above asking price and in a matter of 4 days! Through the buying process Chad was very patient and responsive. We looked for nearly a year and I never felt forced into an offer or rushed. I'm convinced we wouldn't have found the right house or been able to sell our house for such a great price without his expertise. He has great input and knows the process inside and out. Chad recently helped us with a buy and sell in the same month. We were very impressed of his market analysis, negotiation skills, and communication. We sold our home in less than 2 weeks for asking price (with multiple offers to choose from) and saved $30K on our buy through the negotiation process. We also had a challenging rent back agreement on both transactions that he made seamless. Chad kept us informed with the most updated information and was always accessible. I hope that I can do our experience with Chad justice. Chad was simply amazing! He was INCREDIBLY responsive (he always replies within 24 hours and typically MUCH more quickly than that) and flexible. Since I work weekends and couldn't make most open houses, he was willing to make arrangements with the sellers' agent so that we could see homes at really random times and on short notice. Chad was also unbelievably patient. It took us a long time (i.e. 5 months) to refine our ideas about what we wanted in a house, and what we were willing to bend on. Eventually we picked a neighborhood and sat quietly until we found the perfect house. Chad also very clearly understands the market. He knew which houses were priced to be competitive (i.e. escalate way beyond the asking price) and which ones were not. He also very proactively discussed volume of competing offers with sellers' agents and did a remarkable job of getting us the information we needed to put together our thoughts about what to offer. He never pushed us to do anything we didn't want to - he just provided us with information and let us figure things out for ourselves.He clearly has strong negotiating skills - we got the first house that we put an offer on - and it was competing against 2 others. Chad was everything we hoped he would be in a buyers agent. Would use him again, but we don't plan on moving from the beautiful home he got us! Chad took the time to take us to many homes, and not once tried to push us into a specific home.
