If you are a senior and sick he will take advantage and not negotiate but will sell you any home with a bad inspection report yet tell you it’s one of the best he’s ever seen. Don’t use his inspectors... find your own.. and find an honest agent. Dan will be fair if you are well and strong. I know this. I also know that if you are old and weak he will take you to the cleaners. He is not honest. Seniors beware. He lies and you won’t be safe with him. Warning to all you seniors out there. Find a nice honest agent. Don’t use Dan mullan. Buying a house should be a good experience at any age. I paid cash and wish I hadn’t. Dan took great care of getting my money wired to pay for the house. I couldn’t even make it myself to the bank. That’s all though. The house inspection report is really bad. Everything major has problems. Yet knowing I was sick and counting on his guidance he told me was one of best he ever saw. Until after the closing, he was quick to tell me it was bad... real bad. He seemed to enjoy it as I said ‘that’s a deal breaker’ he said ‘you signed’ and ‘its Yours’ . As a buyer he was suppose to be looking out for me. He didn’t and he left me in a very bad situation. Then he had no time to talk to me. Serious warning. Dan mullan will take extreme advantage of you older folks who need a trusting hand to help . Dan is not trustworthy. Sorry to say he did this to me. Also don’t use any of his inspectors. I used Jay Latzman by Dan’s advice. Before you can open the report, you have to sign that if he misses something or gets something wrong you have no recourse and may not sue And if you do you have to pay for his lawyer too. It’s a lose lose situation for elders who are easy targets. Find an honest agent. I am left paying top dollar for a home that needs every system in the house replaced or repaired. The seller doesn’t have to do anything. Not even fix the rat infestation in the yard. Not a thing. Means I will have to do all major repairs at my expense, and will far exceed the value of the home. Dan mullan knew I could not afford such repairs. Also cracks in the foundation and structural walls. Electrical is a mess and needs electrical work immediately. Plumbing has leaks and is very old. Kitchen sink leaked and made the cabinet sink. His inspectors found many things major wrong. Dan was to look over the reports as I was too sick and trusted him. He told me he was working for me and I believed him. Don’t trust Dan Mullan.! If your young and strong he won’t do it. I used him when was young and strong. Things change. I trusted him because of the younger day experience. Dan is not honest people beware. He seemed to enjoy telling me after the closing how bad it was and that I signed and it’s mine. No going back. It’s a done deal. Watch out people. We didn’t even get in the car before he told me in the parking lot what a horrible mess I was in. A house needing everything and was not one of the ‘cleanest and best ‘ reports he ever saw but was the opposite. All he will say is ‘you signed it’s yours’. I hope I save some from falling victim to trusting Dan Mullan with my very recent experience. Jan 2020.
