I am an investor lives in northeast region and I wanted to buy an investment property in Atlanta area due to the attractive price. Naturally, I need a good real estate agent to help me. After worked with several other agents, I finally chose Francis. My decision was based on the reviews I have read about him, several conversations I have conducted with him and comparison with some other real estate agents that I have dealt with. Now, after a couple of months since we first talked, I have bought my investment property and I feel very confident to recommend Francis to you base on the followings: 1. He is someone I can trust and it is something that is very important to me. During this purchasing process, I think Francis always put my interest first, and he always thinks for me. Therefore, when he makes recommendation for me, I never questioned his motivation. We are the same team have the same goal. 2. He listens to me and answers to my questions promptly. He usually responds to my question immediately, even to some nonsense questions, or repeated questions. If he cannot answer to my question immediately, I can expect that his response will be in my inbox the second day when I wake up. 3. His listing report is thorough and clear. The listing report is the best that I have ever received. It has almost all the information I need in order to help me to make the decision. 4. He is professional. He helped me to analysis the market, set up realistic goal to meet my need, and offered me his advice on how much we should offer for the property we are bidding for and make sure we are in a competitive position, but not over paying. He even closed the house for me. During the time I work with him, there was not a single thing that worries me, because he always has a solution for those unexpected things. 5. He works for you. Once I showed him some interest in a property, he will go there in person to take a look and take pictures for me and offers me his advice, whether it is a good buy or not. 6. He impressed me by person. I once flew over to Georgia and met with him and he showed me the area. He impressed me by his knowledge of the area, his knowledge of the local market, his politeness, his dedication and the good words that other people told me about him. 7. He is a perfect match for out state buyers. I have purchased the house, but Francis did not stop here. He is still helping me with the remodeling projects, finding rental agent, finding the home insurance company. Anyone who has done remodeling project before knows that is not an easy job, let alone that I have to do it remotely. However, Francis helps me to identify the contractors to do the job, to negotiate the best competitive price for me. I do not have to worry too much, since I feel I am in a good hand. I usually do not spend too much time on reviews, but I feel very confident to recommend Francis to you. If I will buy more properties in Georgia, Francis will be the only realtor that I will work with. Give him a call if you have any real estate need and you will know what I am talking about.

He was as patient as you can possibly be as an agent during months of indecisiveness. We were doing most of the work ourselves and homes were being snapped up because we couldn't get in early enough so we decided to try a new agent. We found Francis through Zillow suggestion and reviews and we were glad we went with Francis. My real estate friends used to say it's very hard to find an agent that makes you feel like you're the only client, but Francis made us feel that way. He was extremely busy with other clients, but he always managed to make us feel like we were his only client. He was very attentive and responsive. I would send Francis emails in the middle of the night around midnight - 1am regarding a property we were interested in and he would either respond back that night if he was up and working or get up early in the morning to show the property the very next day. We've found homes that were previously under contract that we loved and asked Francis to follow up on it in case there was any chance and he was very good at explaining the process and followed up and asked for our offer to be considered as a back-up. Francis did many things that I thought was right and what your agent should be doing for you. He was very diligent, hard working, thoughtful and knowledgeable. Not only did Francis help us try to find our new home, but he sometimes acted as a child minder while we were looking at the property. We were able to view the properties with less stress because he was helping us to entertain the children (2&5) while we were able to explore the home. We are very particular about the kind of house we would invest in, but never felt any pressure from Francis to settle no matter how many homes we've viewed. He was very patient and advised us to wait for more properties to come on the market. In the end we found the house that we loved and Francis made it happen! We loved the house so much and needed to move with speed so that we wouldn't lose it and Francis understood our desires and angst and immediately started the negotiation process. We were under contract the very first day the home was on the market and before it even had a "For Sale" sign out on the yard! Thank you Francis for making it happen! I would highly recommend Francis to anyone who is looking for a quality agent that makes you feel like you're his only concern, who's knowledge and skills is superb along with a great personality.

The house is in need of some TLCs and is in the mainly renter's neighborhood. Since I already purchased a home already, I need to sell the house as soon as possible. Francis is very helpful in that regards: 1) Help me locate a general contractor in a busy session, 2) help me pick up the items at Home Depot and other home improvement stores, 3) redesign the townhome in move in ready condition. It took a month and half to remodel the home. But it only took a week to get the house under contract and sold within five weeks after that. Highly recommend Francis for selling home.
