We were a little hesitant to start the real estate buying process in the Tampa area, considering we live in Texas & could not be present to see each & every house we were interested in. James Adair made the entire process extremely easy. We started our home search around Thanksgiving, 2019, & closed on our new home in July, 2020. When a house we were interested in came on the market, James would visit the house & video everything in the home. If he felt it was not up to his & our standards, he would let us know. When the perfect house became available, he was ready to make an offer for us. We then could arrange to fly down for a home inspection, using a very reliable home inspector that James recommended & then proceed with the purchase. Again, James & his team made the entire process very easy.

Our daughter is an instructor at the University of South Florida and decided that building equity in a condo was smarter than paying rent. We didn't know any realtors in the Temple Terrace area, so I rolled the dice and selected "Christina Griffin", one of the realtors listed on Zillow, and sent her an email seeking more information about a property. Christina assigned one her team, James Adair, to assist us, and he was totally awesome! Even though he had a yard to mow, he met us on a SUNDAY to look at one property! At another property, a foreclosure, he discovered that the seller probably was aware of a potentially serious foundation problem but didn't disclose this. Based on this information, we chose to walk away from a very "good deal", only adding weight to the saying "if it sounds too good to be true, it probably is!" Another saying is "Third time's the charm" and it was. We found a suitable property in a great neighborhood , viewed it, made an offer, and purchased it, in less than 48 hours. All realtors are expected to be knowledgeable about real estate in general and their "territory" in particular, and James certainly was that. He was funny with a dry sense of humor, and was genuinely concerned about helping our daughter find a suitable property. He provided "trusted resources" like a great home inspector to check out the property, and an insurance broker who sold condo insurance. If I had to choose what I appreciated most about working with James Adair, it was his availability. I've found that Tampa is a seller's market, and is certainly not for the timid. You've go to go big, or go away. A property would be listed, and if the property was nice, and was fairly priced, would have multiple offers and sell within a day or two. Because James made himself AVAILABLE almost 24/7 and comfortable using today's real-time technology (we communicated by phone, text, email, and Facebook messenger) we were able to stay one step ahead of the other buyers. No "leave a voicemail after the tone and I'll get back with you" with James. If you need a realtor, James Adair is the one to choose!

As first time home sellers we were unsure how to best approach selling our house which we needed to do sooner rather than later as our dream house depended on it. We found James from a neighbor who had sold her house very quickly thanks to James' knowledge and experience. Initially he took the time to get to know us as people so he could better serve our needs.Once our house was listed, it not only sold in less than a week but for a higher price than it was listed. This allowed us to move forward to our next step of buying a house.
