      Jim Lord is a con man! Jim Lord currently owes me over $221,000.00. This is what Jim Lord does, he sends out emails to mostly Realtors and makes offers to give huge interest rates that are real in order to induce the person to loan him money. He uses a title company to close and that is it. He now has your money and he has the title company record a valid lien showing you are owed let us say $107,500.00 plus interest of $20,000.00 and he will say that he will pay you back within 4 months and it has been over 2 years now and Jim Lord still owes me that money. Most of the homes go into foreclosure which he is ok with because most of the time he never used any of his money to buy the property anyway. Then he goes out and gets a 2nd loan, 3rd loan, and even a 4th loan on the property and pockets all the money. Whoever is in 1st position ends up foreclosing on the property but whoever is in 2nd position, 3rd position or 4th position will lose all their money. Who has their money? Jim Lord! Go to the Maricopa County Recorders office and just type in Real Estate Consultants LLC and you will see hundreds of these transactions that I am talking about and pay close attention to "N/TR SALE". This means "Notice of Trustee's Sale" and that means that the person in the first position is foreclosing on the property and that also means that if you are in the 2nd, 3rd, or 4th position from giving James Lord or his company Real Estate Consultants, LLC a loan or investment of any kind, now you have lost your money. He is currently being sued by several people and I have printed over 5,000 pages of listing so many people that Jim Lord has done this too, it will make you sick. My name is Michael Gardner and you can call Me or email me if you are a victim of this man and his scams. What can you do? 1. Report him to the ARIZONA Department of Real Estate because he is a licensed Realtor and he used the fact that he was a licensed Realtor as a way for me to trust him because he said that he is held to a higher standard and that he would lose his Real Estate License if he did not pay me back. BS. 2. REPORT HIM TO THE Arizona Attorney Generals' office. All complaints must be in writing and you just need to sit down and write exactly what happened and they will look into it. 3. Jim Lord in my opinion is running a Ponzi Scheme all the way. 100% for sure. When he gets sued, he just sends out his emails and hooks another victim for a $100,000.00 to $300,000.00 investment/loan/scam and uses that money to pay off the people that don't just lay down and take the loss but actually sue him in court. 4. Here is the big one. SEC - Security and Exchange Commission. They deal with PONZI Schemes.

        Jim Lord is a licensed Arizona Realtor that will email you especially if you are a Realtor and offer you $15,000.00 to $30,000.00 in interest if you agree to invest or borrow him money in the amount of $90,000.00 to $300,000.00 . Currently he has defaulted in every single real estae deal that my husband and I did with him and thanks to my husband he was able to recoup some of our money. 99% of the time after you wire the title company money and he has your money, he will not answer his phone or return your email messages. Currently he owes us in excess of $225,000.00 and he will not return our email messages, phone call messages or text messages. He gets new people to loan him money and gives them a promissory note that is not worth the paper it is written on because he does not make his payments. He is running a "PONZI SCHEME". BEWARE: The 1st deal we did with Jim Lord went through and that was like dangling a carrot in front of our nose. He talked us into doing 5 more deals after that and we have lost so much money. He will tell you that he hires workers that just got out of prison and much more. He sends out emails using constant contact to lure you in and he uses your money to pay off prvious lenders/investors. DEFINITION OF A Real Estate Ponzi Scheme A Ponzi scheme is a type of investment fraud that attracts investors with unusually high rates of return. The fraud scheme is only able to offer investors these returns, as the ‘profits’ exist only on paper. The returns are fake, and original investors are simply paid off with the money put into by new investors. Don't let him make you his next victim!

          Jim Lord with Real Estate Investments says everything is untrue as to what I wrote, so I decided to take each item and add some detail. 1. $221,000.00 is what I said Jim Lord owes us and I was incorrect. UPDATE: He owes us $317,648.50 as of the end of July of 2022.

            Jim also known as james David lord tried selling us an off market property. He said we get to pick all the finishes of this gutted unfinished property. Sounded like a dream to us. After we sent him 30k in material costs, he dragged us along for 6 months telling us our home would be done next week. We would go look and the home hadn’t changed. Still gutted, toilets in the kitchen, HVAC on the floors, trash everywhere. Eventually our contract ran out, he refused to sign addendums, and never finished the work on the home. My husband passed away (mostly due to stress) and Jim felt so bad apparently, that he told me he would return my money asap. He then ghosted me, and when I hired a lawyer he argued and told my lawyer he was barking up the wrong tree. I’m a widow with 3 children under 5, says a lot about this guys character.

              Jim Lord is a theft. As previously mentioned he sends out emails to get you to invest in properties that he never intends to renovate. We loaned him $227,000.00 for 2 separate deals and have not seen 1 single penny. He never completes renovations and allows them to go to auction. Once he has your money, he quits talking to you and shuts off all communication. He is a CON MAN and a THEFT!
