Jerry is a landlord who manages numerous rental properties in the greater Phoenix area, many of which are owned by Paradise Properties of Arizona, LLC. I would never recommend him as a realtor because he is a terrible person who rips people off and makes up false documentation to inflate charges to tenants so he can renovate his clients' properties. Do not rent from this company or do business with them! This is one family owned business I hope doesn't survive COVID19. Jerry's son, Alex, conducted a move out walk-through with me on June 3 during which he mentioned NOTHING of pet stains, an odor or his plan to conduct other inspections of the property. Two weeks later, he suddenly had obviously fabricated "evidence" of pet damage. If he didn't plant the evidence, why not have the tenant present for the blacklight inspection? I proved in court that Alex is a total moron with no experience or training in fluoroscopy (don't feel bad if you have to Google it; Alex and his lawyer didn't know what it means either). He didn't know how anything fluoresces! He probably peed all over the house just so they could charge me to replace carpets which they also had no record of doing prior to my tenancy. I have a recording of the carpet company owner telling me he had NO RECORD of any work in 2018. Jerry is a liar and manipulative bully. I also collected evidence that they never changed the locks at the property after I moved out. I was able to confirm with the vendors they claim to have used that the work wasn't done, so if you rent from them and want to protect yourself, contact me. do not be Jerry and Alex's next victims! if you live in a property managed by these morons, RECORD your move out inspection and DEMAND a receipt at the time you conclude it. Trust me, they will screw you otherwise. PROTECT YOURSELF AND RECORD EVERY INTERACTION WITH THESE PEOPLE. GET RECEIPTS. DEMAND A MOVE OUT SHEET AT THE CONCLUSION OF THE MOVE OUT INSPECTION. Or, just steer clear and find a more knowledgeable realtor.
