        PLEASE READ!!! I was one of her tenants Jin-Ying Shaw did everything she could to get us in and then completely left us on our own. When we first moved in, as this was the first time renting a house for us in Davis, I had questions about how to pay the water bill. After multiple attempts of asking them they just stopped responding and then sent us an email with the info once it was already late. They have a pattern of very POOR professionalism as you will find out through this review. Elite Property told us we need to keep up maintenance and keep the house up to standard because they will be around every 3 months to check. The yard when we first got there looked like nobody touched it in 4 months, as stated “Needs Attention” (Refer to walk thru pic). How are we in expected of keeping the yard up if we get it in a horrible condition? The first day moving in we noticed the carpet had stains and dog hair all over in every room around the house, which I’m sure is a health hazard (refer to walk thru pic). They told us the house was professionally cleaned. How were the carpets professionally cleaned with dog hair and stains left on them? The biggest thing about Jin and her company is that they are very cheap and try to take advantage of people to do a cheap fix on things. Another example of this is my maintenance request to fix my toilet in the bathroom, a very simple fix where the lid became unhinged from the toilet. She tells me that it was my responsibility to fix, meaning I’d have to pay out of pocket. It wasn’t until I looked at the lease and told her that “ordinary wear and tear” is in the lease as your responsibility to fix. And then she says okay they will fix it and for me to call their maintenance person (Johnny). Why do I have to reach out to you guys if I already submitted a request through your system, and why do I have to refer to the lease to get average customer service? You’ll see on the picture that I submitted the request in January, and once again nobody ever came to fix it. In April, 3 months later, somebody in their system marked the toilet request as complete when there was absolutely nobody who came to fix it. I had to put in ANOTHER request saying the same thing and letting them know they marked it complete but my toilet seat was still broken. We moved out in June and NOBODY ever came to fix the toilet. She said on our final walk thru that she was just going to replace all toilets for the new tenants. Take a second to take that in, request was put in in January, and 7 MONTHS pass by with no attempt to fix it. I can understand if you have multiple properties but that’s just ridiculous! With everything she tried to blame us for, carpets/ wall stains became the biggest issue. Even though we listed this on the first walk thru she still tried to get us to professionally clean them. In the end, I was writing up an email telling them about how we were ready to see them in court. Before I hit send I recieved a phone call telling us that they would take care of the carpets and walls, as long as we cleaned up other areas, and replace things like the AC filter and hood range filter. Which were NEVER replaced when we moved in (health hazard) If you choose to do business with this company it is at your own risk! I have learned to take pictures of everything! If you made it to the end, you’re a champ! I am currently waiting on my security deposit so we will see if there true colors show through and through. I will see them in court if we feel we do not get back a fair/reasonable amount of money back. This is about the principle of the matter, and if they want to take it there I have all the time for it.
