BADLY UNDERPRICED MY CONDO. My North Scottsdale condo was extensively remodeled with high end, designer upgrades. I hired Jon to sell it based on his good work on my other property. This time, I trusted him to list my condo at a competitive market price amid a sellers market. I had confidence in him to navigate escalating demand for AZ condos like mine. I checked comps myself but I’m not employed in real estate. THE SAME DAY Jon listed it, another unit next door with exact same floor plan was listed by a different realtor for $45,000 MORE than mine. It had minimal upgrades, original old bathrooms and some cheap furniture included. I asked Jon, are you sure mine’s not priced too low?? No hurry for proceeds! He insisted that the other unit was “WAAY OVERPRICED” and they must be “smoking something” to list for such a high price. Mine went in contract after a day on the market. Several weeks later, the basic unit next door closed for full ask. Again, both units hit MLS same day. The other sellers’ agent nailed it for their client! I wish I had used THAT agent! When Mr. Mirmelli provided comps to support the list price, he used a condo that closed four months before mine was listed and before demand for condos like mine skyrocketed. He also said that neither my unit nor the one next door would appraise for enough to ask such a high price but failed to mention the influx of all cash buyers in the area. Mr. Mirmelli is very experienced and the intense market uptrend of Jan/Feb 2021 should have been obvious to him. Clearly this is a breach of good faith and loyalty for failing to advise me regarding my property’s enhanced value. He KNEW the one next door was listed for so much higher and didn’t even consider raising my listing price. I respected Jon as an expert so I followed his lead, but he later blamed ME for taking his professional advice. I left a significant amount of money on the table because of his underpricing. He has left me financially damaged and unable to buy a comparable property with reduced proceeds. I terribly regret trusting him this time. It was a costly and unfortunate mistake.
