Beware, Dishonest agent, Not following best practices house on market for  297 days  Believe  They had unsuccessful sale x client backed due reports findings, anyway during showing  ( yes correct she showed me the property at 178 Seminary Hill Road Carmel  ) I asked if she has inspection reports, she unswears yes and later she avoids answering this question when my new agent submitted the request with the direct question in writing they back-out … … History  of the deal :  Made the first offer they accepted, backed out few days later asking more money, increased  price 340 k  from 325 k ( they asked 350 in the listing ) accepted… 3 times rescheduled septic inspections, due silly requests like we need to cut the grass, as well as there, was hard attempt to introduce there testers.   Later tried to convinced my agent that seller wants to pump out the septic tank prior inspections ( yehhh we all know if it's done will be hard to test )  and my x agent tried to convince me the same .. I fired the agent hired another agent. As soon as he asked  directly if they had the buyer and what was the problem the backout second time  Beware, fishy deal AGENT, IS DISHONEST. I moved forward with  Mortgage, 2-ce took days off from work to do inspections, made some other arrangements to ensure we will move fast. Waste of time and money.   IMHO: hope it will help if anybody else looking in to this proportie If the seller fails to provide the form, he is required to give the buyer a $500 credit at closing,"  adding that lawyers often tell sellers to pay the $500. ( strange why not to have honest discloser aseptically when somebody increased the price just to make sure there will be no fishy business  )  But doesn't that shift the responsibility back to the buyer? Not necessarily. The sellers and their brokers have varying duties to disclose information. "Under the Real Property Law, a real estate broker or agent must disclose any facts he or she is aware of that materially affect value or desirability," - Sadly that's was the reason why they backed out.........
