He was right. The only glitch was toward the end of the sale period and it was a mistaken HOA issue. Mitchell, the closing company, and the HOA all worked together to get the problem worked out quickly and efficiently. The home closed 30 days after putting it on the market! I was amazed and the money from the closing that was slated for me was in my account within 24 hours of buyer signing the paperwork on their end.
