My experience with Pat Astrin has been terrible. She is disrepectful and doesn't know how to speak to customers in a nice manner. She is not people-friendly and is very rude. She doesn't respond to issues with the property and when she does, she puts it all on the tenant. She claims that she didn't receive emails and poorly manages issues. I have been in a property rented by her for several months and most of the issues that were raised when we first moved in have been ignored and not addressed. We have had no heat all winter and she claims that this is something the tenant is supposed to fix. I've also witnessed her be extremely rude to her employees. I'm not sure how she manages to stay in business but I would NOT recommend working with her and will NEVER work with her again.

We rented a property in Conyers, Georgia, which Pat managed for the owner who lived out of state. Something didn't feel right from the very beginning of our interactions with Pat mainly because of her blunt tone and short manner during interactions with us. When the AC went out just months after moving in and despite that I had an independent HVAC company inspect the AC and confirm that it wasn’t working properly, Pat bizarrely claimed that the AC was working properly and that no other repairs were needed. In one confrontational text, she typed that neither she nor the landlord were responsible for providing a working AC if there were screens on the windows. However, there were no screens on the windows, so we couldn’t even open them for relief. After months of enduring 80˚-plus inside temperatures, we were finally able to convince Pat to install fans throughout the house, which we appreciated, and during our second summer in the house, an attic fan, also appreciated, but both did little to help with the high inside temperatures. We had to purchase several portable AC window units just to keep the house livable for our two daughters, which caused our electricity costs to skyrocket (nearly $500 during the summer months). We even submitted a letter from our daughter's pediatrician stating the dangers of the higher temperatures on our daughter's health, but this did not move Pat to have the AC fixed properly. Three weeks or so before we moved out, she had the AC unit serviced with more Freon, which helped during those final weeks in the house. However, I couldn’t help but think that this was more for the new renters than for us. On top of all that, we could not use the master shower for over a year because Pat refused to have a crack in the bottom of the shower stall repaired. When confronted about these issues, Pat’s line of defense was always that the owner made these decisions and that she had no control over the decision process, but I cannot believe that, as I've spoken with several property managers, and all of them have confirmed that the property manager oversees repairs and all financial matters. During our move-out inspection, Pat’s primary business partner, Denise, who we’ve always found to be professional and friendly, came to inspect the house with me present. She was extremely polite and did not mark any damages on the move-out inspection except for some scuffed or oily marks behind the oven on the wall in the kitchen, which I assumed would be classified as normal wear and tear because there was no backsplash in the kitchen. We both signed the move-out inspection, but three weeks later, I received a letter from the owner indicating that only $525 of our $1,350 security deposit would be returned to us, partly because of an almost $700 charge for “painting and cleaning.” None of this was noted on the official move-out inspection that I signed. In fact, we had the house and the carpets professionally cleaned upon moving out. When I reached out to Pat about this situation and asked for her to intervene with the owner, instead of trying to make the situation right, she said that she had heard from the new renter that I was bad-mouthing her company to him. I did not bad-mouth anyone or anything. I told the potential renter the truth—nothing less, nothing more. Unlike Pat, I care about people and their well-being, and I did not want another family to go through what we’d gone through. Please think twice before renting from or doing business with this company.

      • Pat helped me buy a home

hello, im a military veteran that was honorably discharge from the NAVY after doing 6 years. i got out after doing a tour overseas and being diagnose with PTSD . I meet Pat off Zillow, Pat was sooo nice in the beginning stages on getting me approved. Pat even encourage me to write a review due to her seeing how happy i was to have a new and safe place, so what the heck, i wrote a review to boost her bussiness on google because i thought she was a great person. FAST FORWARD 12 MONTHS. TODAY IS THE LAST DAY OF MY LEASE, I WAS NEVER LATE NOT EVEN ONCE SO I HAVE NO REASON BUT TO SPEAK THE TRUTH . I LIVE AT 2685 ROCK CHAPEL ROAD APT #1. I SEEN A RATS AND MOUSES IN THE WINTER, EVEN IN APT #2 AND #3 OF 2685 ROCK CHAPEL ROAD. MY HOUSE WAS ROACHES INFESTATION, THIS SUMMER OF 2018 THE MOUSES AND RATS MADE A HOLD IN THE KITCHEN OF THE HOUSE WHERE BIG MOSQUITOES STARTED HATCHING INSIDE THE HOME AND I HAVE THE PICS FOR PROOF. ALSO AT NIGHT MOST 75% OF MY NIGHTS YOU COULD HEAD SQUIRRELS AND RODENTS RUN THROUGH THE HOME ATTIC EVEN WITHIN THE WALLS. FOR EVERY COMPLAINT AND ISSUE I HAD TO FIX AND I COULDN'T FIX NOT ONE ISSUE , I ONLY COULD MINIMIZE THE ISSUE. I REPENT FOR EVERY ISSUE I HAD TRY TO FIX IT WHICH I COULDN'T. EVERY DAY IN THE SUMMER I HAD TO SEE DEAD LARGE MOSQUITOES IN MY KITCHEN BECAUSE I HAD TO SPRAY DAILY BUG SPRAY TO KEEP MY HOME BUG AND RODENT FREE . I CALL THE HOUSING AUTHORITY ON HERE ONCE AND THEY FORCED A HOME INSPECTION. SHE QUICKLY FOR THE FIRST TIME FIX MINOR ISSUES ONLY FOR THE ISSUE TO APPEAR ONCE AGAIN BUT WORSEN PAT REFUSE TO KNOWLEDGE REAL ISSUE. I WOULD SAY I HAVE A RAT ISSUE PAT WOULD ADDRESS ME AS IF IM LEAVING FOOD OUT??? I WAS SO CLEAN BECAUSE I HAD TO BE. MY LEASE ENDED ON 30 JUNE 2018. TODAY IS 03 AUG 2018 PAT REFUSE TO GIVE ME MY SECURITY DEPOSIT AND I OWE HER NOTHING. PAT IS UNREAL AND UNCONCERNED ABOUT HER TENANTS, PAT BECAME COMFORTABLE TREATING HER TENANTS ANYWAY SHE LIKES. VIEW MY ATTACH PICS THAT I TOOK MYSELF TO PROVE MY LIFESTYLE. AS OF TODAY IM SEEKING LEGAL ADVICE ONLY TO RECEIVE MY SECURITY DEPOSIT. I HAVE PTSD AND ANXIETY ATTACKS TERRIBLE , THIS ALONE IS OVERWHELMING BUT I HAVE SUPPORT TO HELP ME WITH THIS. I DONT ENCOURAGE NO ONE WHO ISNT DESPERATE NOT TO DEAL WITH THIS TYPE OF LANDLORD. THIS LIFESTYLE OF LIVING ISNT SAFE

I rented a twnhm from her the unit next to ming caught fire. In order to extinguished the fire the fire dpt drugged the hose thru my unit put holes in wall, tracked mud in,torn insulation out the attic, broke the storm door when they brought the hose thru. All this made the place uninhabitable I had to move. Instead of giving me back my security deposit and January'so rent loss she forced me to do a walk in thru with her employees Melissa and she lied on the paperwork adding things after I signed it. Taking $725 out of $895 deposit. How is this possible to charge me for damages done by the fire and the fire dpt.and still file insurance. The owners Gold Property Partners LLC doesn't seem to exist nor Abraham Gray. Whom I don't know how he fits in this Bermuda triangle. I just know I'm not giving up on this injustice.
