The first home we were interested in had typical L.A. "permit issues". Leon spent time tracking down permits that were never finalized, something that most agents would not even consider doing. During our second attempt at buying we went to escrow, but upon inspection there were many costly problems with the house we were interested in and during escrow we found out that my husband was facing a possible layoff to boot. Patty supported us the whole way, and when we decided to back out of a potential financial disaster (the house had an issue with the main plumbing line to the street) she helped us quit escrow. She explained that she believes everything happens for a reason and she was correct. <br/><br/>Our third attempt at buying a home was very different. Patty found us a home in an area we never thought we could afford to buy in. She helped us to negotiate a wonderful contract. We were able to get closing costs and thousands of dollars in repairs done on the house. Our goal was to get a three bedroom house between 1500-1700 square feet. I am happy to say that I am now living in a 4 bedroom house that is 1900 square feet in a better neighborhood than I thought I could live in!<br/><br/>If you are considering using Patty and Leon as your agents, don't hesitate. We were so impressed with how professional, engaged and passionate that Patricia was, we asked her if she could represent us as buyers for the same house she was selling. Yes, we were that impressed! Throughout the entire process (multiple offers and a bidding war, ugh!) she was available to us immediately all the time via text, phone, in person visits - you name it. She clearly has a lot of experience and advised us every step of the way while maintaining her fiduciary responsibilities for the sellers. She obviously has a lot of experience and was always ready to assist us whenever we needed to make a decision. Our dream was to make sure we found a home in the same neighborhood so our little boys wouldn't lose their friends. That dream was accomplished but only because of Patricia's hard work. The loan would not have closed on time had anyone else represented us because she is 100% responsible for the timeline and even told them what to do! My loan officer literally told me, "I can't wait for this to close because Patty is relentless about every detail". LOL. And that folks, is exactly what you want in an agent. Only through the professional diligence of Mrs. Billings (in concert with the buyers) were we able to close on the house despite the lack of follow through by the buyer's agent. Mrs. billings took charge and worked very favorably with the buyers to address all of the short comings of the buyer's agent. The sale of the property has closed and both the seller and the buyer are extremely pleased with the transaction supported by Mrs. Billings. Should I require another agent in the future I believe the choice is obvious...you may want to consider the same decision.

My husband and I would never use anyone else. We met Patty years ago at an open house. We were not her clients at the time, and the offer we put in wasnt accepted but the seller. Unbeknownst to us, Patty made it her mission to find us a home, despite us NOT even being her clients, and danged if she didnt find us one. She called up our agent and told him that she thought she found a perfect home for us, and she really did. Patty went above and beyond especially considering we werent even her clients to help, but we were in a bad situation with our agent. Thank goodness for her. Ever since weve become the best of friends. So, when we decide to sell our home and buy a new, there was no one else we would have considered or called. Patty helped us sell our home for an incredible price and super fast. Then she worked her butt off to get us our dream home. We didnt make it easy for her and presented lots of challenges along the way. But despite it all, Patty was attentive, extremely knowledgeable, kind, understanding and the best dang agent, and now friend, a couple could ask for. If you want to buy or sell, Patty is your gal.
