Paul never answers his phone or return phone calls or texts. the emergency number he gives for emergency goes unanswered. The meaning of the word emergency for him is not what you think an emergency is in other words unless the house is burning down its not important to him. As a renter from him he did nothing when there was a problem. It took dozens of phone calls just to get zero response. He never provided a walk through even after having demanding one. The house was filthy upon our arrival and took over 5 days to clean before we could actually unload the trucks. The sprinkler system leaked thousands of gallons and his response was you figure it out so you don't keep wasting your money on all the water. We are talking about 50,000 extra gallons a month. . He refused to send someone to fix the leak or even look at it. The carpets we disgusting and claimed they were cleaned. The hot water tank stopped working and it took 10 hours just to get a response and he said that's not an emergency and we stated it is if you have a family and people need to clean up and cook. He is best friends with the owners and they will not do anything to help with his poor performance. The water was shut off due to the previous tenant leaving 100's of dollars in past due expenses. His comment was when I get back from Hawaii with the owners I'll look into it. So he expected us to go without water for a week till he got back. The water company did not know new tenants had moved in and needed correspondence from the property manager. All in all Paul made living there a nightmare the house had 13 attempted break in's in the first 10 days of our move in and they continued for 6 months. Screens were pulled off windows locks were attempted to be jimmied or broken. We kept trying to get him to contact the alarm company which required approval and it was never done. We were afraid everyday to leave anybody home alone or to leave our house again he did nothing. If you rent from Renters Choice and Paul Ruston or his wife you will need to realize he will not help you or even answer you he will just say he's not obligated for anything. It took filing a realtor board complaint to get him to move on things. We placed 137 phone calls to him plus texts and all went unanswered. The worst of the worst.
