Ray Lyon has to be the most spectacular realtor anyone could ever hope for. We had interviewed several realtors in the West LA area to help sell our family home while we were quite a distance away. At our initial meeting we could tell that Ray was a straight shooter, insanely knowledgeable on all things real estate with deep expertise regarding the Westside and how to achieve the ideal outcome beyond all expectations. We put our trust in Ray, followed his guidance every step of the way and WOW the results were exceptional !Ray made what could have been a very challenging process a simply amazing experience. We needed painting done, yup, he took care of that well below what it would have cost us, needed a plumber, yup he got that too, wait we needed to move all the furniture....OMG he got that done, multiple times saving us countless trips and expense hiring our own professionals....We saved thousands simply by working with Ray AND to top it off his strategy to sell the home was brilliant ( a bit scary but we went with it); resulting in a crazy fast sale, not to mention an ultimate offer and closing price that was approx 200K OVER the asking price. Ray helped us sell 2 family homes in Venice. As trustees, we were remotely located, and Ray handled everything for us. We placed our trust in him 100%, and he didn't disappoint. He met with any needed repair men, hired and paid up front for the repairs and staging, until we could reimburse him. He helped facilitate getting a renter to leave willingly, to avoid any problems getting the renter to vacate. Both very difficult to sell houses closed escrow early. I would suggest Ray to anyone looking to buy or sell on the Westside. He made it seem easy, and he made it as smooth as possible for us.

The market right now is tough. Low inventory, and investors swooping up all the well priced properties with cash offers before first time buyers could even be considered. We were first time buyers, banking on an FHA loan, with very few properties to choose from. Ray was exactly what we needed in a real estate agent. He was lightning quick with communication, and more importantly he was highly effective in working with the listing agent to consider our offer. We also appreciated how considerate he was of how we wanted the process to go, being as hands off or on as we needed. Ours was a short sale with a couple of difficult banks, they gave us a whooping 15 days to close the deal. Ray not only eased the listing agent's concern about us as qualified first time buyers, but kept our lender, escrow, and the listing agent all in line, and we closed the deal on time. We were definitely not his largest commission, nor his only clients, but he certainly made us feel that way. We couldn't have been any happier with our home and Ray's service.

Ray is amazing at what he does. After several failed attempts at purchasing a condo in the Los Angeles county/Culver City area with agents that knew nothing, my fianc and I were almost ready to give up. We both live at home and we needed to find a place and get it ready before we married this October. We found Ray through a referral from one of the listing agents on a short sale we were interested in. Ray went above and beyond the call of duty and found us an amazing place that was EXACTLY what we were looking for. Wow. What an amazing realtor. Ray and his team are absolute professionals. After having my property listed with another broker for 6 months, I did not receive any offers close to my list price. After my listing expired, I asked friends, family, and the internet (my best friend) for some recommendations. The funny thing was that through all my research and due diligence, Ray came up as the best realtor. It's strange the way that things work out. My husband and I met Ray at an open house when we first started looking into buying. It was our first home so both of us are new to the entire process. I actually found Ray here on Yelp. I was pressed for time and had to sell my Santa Monica condo in less than a month. The entire process was so overwhelming and I had very little time to focus on anything. I left everything in Ray's hands. Eliza helped us purchase a condo on the westside. I would highly recommend her. She was super responsive. She did her research and saved us a lot of time by shortlisting homes and setting up appointments to accommodate our busy schedules. She is tech savvy too and we could sign forms etc electronically. Ray has to be the best out there. There can't be someone better than Ray.Our hearts were set on a very desirable townhouse in Santa Monica. Ray wrote a great offer, which convinced the seller that we are serious buyers who would close. As a result, the seller did not counter our offer. The seller could have chosen other offers and may have gotten more money, but decided on ours because of Ray's strategy. We had a tight escrow period, and was under a lot of pressure to close on time because the backup offer was a lot higher. Throughout, Ray pushed the mortgage broker to meet the deadlines, using both soft and hard negotiating skills. He also did a lot of work behind the scene too, such as researching for other lenders in case mine fall short; building a relationship with the seller and her office; recommending insurance etc.He has excellent instinct: at first we were offered a very sweet loan deal, with 10% down. He knew that the deal was too good to be true and called around his contacts.His instinct was right; we switched to another one.Before we bid, he did analysis of comparable sales, so that we could come up with an offer is desirable to the seller.He is very responsive to emails and texts. Throughout loan and escrow, he kept us posted with every step of the process. Thanks to him, we didn't lose our minds during this stressful process. He is a good listener and knows our needs. After we closed, he asked us to contact him for anything, from getting parking permit to which door lock to get. This review is long overdue. It's no surprise to see all of Ray's 5 star reviews. Ray helped my family sell a buy a replacement property a few years ago. It was a tricky sale involving a 1031 exchange and we had very little time to sell our property and identify a replacement property. With Ray's expertise and marketing we were able to get an all cash offer within only 5 days of being on the market. He helped us negotiate favorable terms and got the buyer to participate in the exchange. There were lots of moving pieces in this deal and within 15 days our place was sold and we were in escrow on a replacement property. This whole process (selling -to- closing, purchasing replacement property -to- closing) took less than 40 days! Ray was involved in all parts of this transaction and he went out of his way to make sure it was a quick and easy transition. We could not have done this without Ray or his team. I recommend everyone to use his services!!!!

I just closed a deal with Ray. I was the sellers preferred lender and had never dealt with Ray prior. The real estate transaction was seamless and when speaking with the buyer you could just tell that Ray had set the proper expectations as to what to expect in the current real estate market. We don't believe we would have found a home in North of Wilshire neighbourhood if it hadn't been for Ray. We were working w/another agent--an experienced, competent, really lovely guy, but he simply wasn't networked in this area, & since supply is so tight, & demand so high, we'd go to open houses where there were,offers over as we walkedWe were discouraged & worried, & my husband & I realized we'd have to find another agent who knew the area very well. Enter Ray! I Googled SaMo real estate agents on Yelp, & he got great reviews, w/lots of specificity of how he'd had helped prospective buyers, what he'd done to seal the deal, & so he seemed like a logical choice for us. The afternoon we met him @ a broker's open house, we decided to make an offer, & w/Ray's help, knowing the seller's agents, being very experienced about the entire process, our bid was accepted, & we are the new recent owners of a beautiful townhouse condo. It was certainly NOT due to the lender, with whom we had a not positive experience at all, & we've owned 3'homes before, so,we didn't go into the process as neophytes.Ray negotiated on our behalf with the sellers, he found us a good deal on homeowner's insurance since we'd moved out of state, & the escrow process, whatever his involvement went smoothly.It's our experience that your agent must be your advocate-100%--& Ray was certainly that for us during this pretty stressful process.

Ray Lyon is an incredible listing agent! Like most people these days I went online to search for a realtor. I was immediately impressed with all of Ray's great reviews. Not only on yelp but on other sites as well. I was tired of getting bombarded with flyers and all the realtors knocking at my door. I wanted someone who I could trust and could be thorough throughout the process. We instantly got along. He loves what he does and he is very passionate. He went out of his way to explain things in great detail and he showed me what separates him from all other realtors. I decided I'd list with him on the spot. His stager came by the next day and started prepping the house. I had some small items that needed repair and Ray assisted with this as well. The property was ready to go quickly. This review is long overdue! Ray is great to work with and he truly is a master of his craft. I have used him to purchase 2 properties. One I live in and one as an investment. He recently helped me sell my parents' house in Mar Vista. Their house needed a lot of work. He brought in a contractor to fix the place up and he helped my parents stage the house with their things. He even arranged movers and a storage company to put all of their belongings. I was amazed at how great it showed and with his marketing campaign. He is one of the only agents I know to use professional HD video. My parents closed on their place for way more than what they expected and they could not have done this without Ray's help. Ray helped me buy my first home. He is professional, thorough, and knowedgable about homes. I am a single female and he made sure that nobody took advantage of me.
