  • Rhett and I connected, but did no business

      We put an offer in a house that was formally un-represented by a seller's agent and the owner is sadly either mentally ill or a drunk or ???. We of course were using our buyers agent. Over the summer we offered XXX and she came back with 15k higher. We said no. She had no idea what she was doing or anything about comps which has the house at about 90k LESS than her asking, and the comps were shown to her to help her to understand, NOT to help us buy it, we had already left the building so to speak. We made an offer again months later and it was similar, after the house had been on the market for months. Then we recently made a 3rd offer, the house now represented by him. He was a typical-used car salesman type, very mean to our buyer's agent, demanded over THE SELLER'S original asking, did not understand comps at all, and then, and this is key to knowing how unprofessional this man is, he said, 1.) He had never sold a house to someone who had not seen it in person. My Partner is a disabled veteran and ill and I am a disabled and tired caregiver. We have entertained homes for sale locally and out of state. What this man does not seem to understand is that our agent takes EXTENSIVE video for us, followed by an inspection when things get serious. Now we know the seller, before represented was DEMANDING people see it in person, and would not LEAVE the house even for the realtor. So maybe he is following her lead? Still, this is boarding on discrimination to insinuate he would not allow it to be sold without us actually GOING THERE! And 2.) He kept telling our agent that they wanted MORE than her original asking price, despite comps because we were -buying a lifestyle-. (Please note said great house has been on the market about 6mo when other houses of similar type last a week on the market if that long!) Those were his words, very funny and pathetically sad words. Now, had this been a 22mil dollar mansion, maybe those word might make sense, but for a TINY little house, 100k overpriced give or take against appraisal, not utd on fencing, falling down shed, old well, those types of things, no one is "BUYING a lifestyle", they are buying a house that needs work, unless that lifestyle he is referring to means keeping contractors practically living with you to make fixes. LOL I am morbidly amused by this man's response and I cannot speak for our agent but my best guess is she found him less than professional to work with. Please note, this is in no way a sour grapes we didn't buy THAT HOUSE post at all. We were hoping with an agent rep.ing the house that we might do better, and it was even more of a nightmare than when seller represented self! We have happily moved on with no hard feelings towards the tad nutty seller, but real estate prof. should be profs! Not used car salesmen types who discriminate against disabled and older folks! Ugh! Bottom line if you are looking for a realtor to LIST with, I would avoid this one like the plague. If that's the best line he can come up with to get people to even LOOK at your house, wow-shocking. He is not going to show off the pluses about your house nor be honest (and honesty always earns points with most buyers) about the minuses. Also not a good negotiator at all. If you are BUYING a house from this agent, use caution, use extreme caution, he borders on discrimination, and is selling some magical words that are supposed to suck you in, not the actual home! Be smart, do your homework and RUN from this one!
