Susan Heldstab
To anyone who is thinking about Sue Heldstab as your next real estate agent:I am a lawyer. And even if I may be a nice guy (yes, the two can co-exist), I am focused on results especially when it comes to my interests/assets/money. We started the process of trying to sell our home more than 18 months ago and took it off the market frustrated that such a nice home only received one offer. We took the winter off and revisited approach. We asked ourselves what we needed? We need someone who:1. Values results as much as we do.2. Is not blind to our reality (we have three young girls and two dogs), and will help us to manage the challenges with getting the property ready and kept in showing condition.3. Will aggressively and creatively market our home (especially with only a verbal offer in 9 months).4. Will tell us the truth about pricing / showing with a smile and help us to deal with it.Sue Heldstab met the above elements and more. She took the time to understand where we had been and where we wanted to go. She was ever aware of the challenges of a busy household and how easily it was for us to balk at a showing because it was inconvenient. Maybe that is not an issue for many of you, but that graceful push is not only something we needed, but it is what eventually sold our house. She was available at any time to answer questions, raise issues, and bounce ideas off of us. Sue was not working for us, she was working with us.We sold our house within 14 days of it being officially listed and got 95% of asking price with no contingencies. And to boot, she also helped us find our dream home that had eluded us for 18 months. In a total of two months from when we met her, we signed two purchase agreements, moved swiftly through the pre-closing steps (fantastic collaboration with buyer and seller agents, lenders, closers, etc.), and closed on both houses on the same day without a glitch. I do closings all the time and have never been in two closings that went as smoothly and quickly as these. Sues preparation and coordination with the other stakeholders had much to do with this result. Both of us see Sue as the quintessential professional and was perfect for us! Sue has a legend on her card that says, Promises Makes Friends . . . Performance Keeps Them -- Im glad to be able to call Sue a very good friend of the family.
- Rodrigo Bustamante, Esq.I started my interaction with Sue before I even moved back to MN. Sue hit the ground running, getting me set up with a portal to look at homes online. When my son and I arrived back in MN, we spend a lot of time in the first 2 weeks looking at house-after-house. Sue was patient with me and very kind to my young son. She made this potentially scary first-time home buying experience so easy for me, that I found myself wondering how the process could have been so awful for many of my friends. I have and would recommend Sue to anyone! She was very honest, helpful, and concerned about my family's future in the new home that we purchased. Thank you for being wonderful!
- Jessica WordenSue - thanks for all the work, time, and help in getting the house sold. We were very happy with everything and never had a concern that someone was not actively working on the house. Thanks also for attending the closing as that saved a severe hassle today, although I would have liked to meet the buyers as it sounds like they are very nice.
- Joel and Kelly WiegertThank you for your expert guidance which helped us in the quick selling of our home. Our favorite moment was sharing our excitement with you regarding the multiple showings and offers. We appreciate all the time you spent writing copious notes on each of the offers. Suring the difficult demands related to the repairs, you helped us stay on course.Think of us when you drink the merlot with a steak. The White wine is for a second celebration which you deserve.Enjoy! With much appreciation
- Laurie and GregTo Potential Homebuyers and Sellers,I was recently tasked with the job of being the executive of my fathers will. With that, I had to sell my father and mothers townhome. With the market being overloaded with properties, this was not an easy job. I had listed it with a realtor who I had worked with when I bought and sold a home five years earlier. She had done a good job in that opportunity and so I went with her again. Well the market was very good then and it was very different from todays housing market. After six months, we had four showings and one open house. She had planned the open house on a weekend when the Minnesota Twins were starting their playoff games. I did not think that was good planning. There was only one couple who showed up for the open house. In November, I started to look for a new realtor. By referral, I was introduced to Sue Heldstab of Edina Realty. I had heard that she knew how to market and sell houses and was doing well even in a downturned market. It was the best decision I made. Sue had the listing for 6 weeks. By my choice, we did not put the townhouse on the MLS listing until after New Years. Sue had open houses scheduled for every Saturday and Sunday in January. Only 26 days after putting the house on MLS, Sue sold the townhouse.I would highly recommend Sue Heldstab. She will be honest with you, help you set a price that is attainable, and work hard to sell your property. She puts out weekly news letters that keeps you in touch with the market that you are competing with and keeps you in the circle. Sue is a very good communicator and for me, that was a key factor in my decision to partner with her in selling my familys home.In the future, if the need arises, I will definitely be calling Sue to sell and buy any future property.Sincerely
- Chef Gary MortensenSue, I hope you are well! I am happy to provide you a recommendation/testimonial. You and your team along with Ellen did a great job in helping me resolve my Aunts estate. The timing for resolution of my Aunts estate was very difficult with the real estate market which was very depressed. Sue Heldstab with Edina Realty was very confident that we could dispose of my Aunts Condo at a fair price. Her ideas and references to help clean up the property were great and very helpful. We had a fair amount of work to do and I did not know where to start. We moved quickly to prepare and list the property. Sue had valuable insight into the sales contract and coordinated a transaction that required patience with a young buyer. I was confident that the price was fair and the timing appropriate to support resolution of the estate. Closing on the sale was simple and convenient. We had a favorable outcome and I was impressed with Sues skill and adaptability in helping me resolve my Aunts estate.
- Patrick BoranOur Realtor, Sue HeldstabWe recommend Sue very highly to be your realtor. We have bought and sold many houses over the years and we have not once gone back to the same realtor twice and we have never recommended a realtor before. We had our house on the market for almost a year. We were desperate to sell it and so we decided to switch realtors. We received a letter in the mail from Sue telling us that she specializes in hard-to-sell home and she really lived up to her word. We met with her and told her that we expect a lot - an honest appraisal of our homes value and a recommendation for our list price, help to make sure our house looked the best it could possibly look, open and frequent communication, aggressive follow up with the other agent after a showing. Sue promised us that we would receive all of those actions from her - and she kept her word.Within 2 weeks, our house was staged and had excellent pictures taken - all under Sues direction. She gave us fair but tough analysis of what our house was worth and we lowered the price according to that recommendation. Within a month, our house was sold. During that month, she talked to us all the time to keep us informed. We were always apprised of anything that was happening. She always followed up with any buyers agents after showings or any other interest. Then what we thought would be the easy part, buying our next house, turned into a long episode of searching, making offer after offer with short sales, foreclosures, people who wouldnt budge on price. Sue was with us all the while, writing offers, making recommendations, cautioning us on what we could and could not do, calling and emailing the selling agents, working with our loan officer and also taking us house shopping time and again. Finally after 3 months, we had an accepted offer. We have never had a realtor who was so responsive, so hard-working and so dedicated to her customers. However, Sue is not pushy - she wont try to talk you into things you dont want to do. She gives you the options, the pros and cons and then lets you decide. Again, we recommend Sue Heldstab to be your realtor. She did a great job for us.
- Greg & Angie DressenWorking with Sue confirms that having the right person for the right job is imperative. After two unsuccessful attempts with other agents to sell our home, we found Sue. Actually, Sue found us and persisted while we interviewed yet more agents. Sue said, I am the right person and I will get this property sold. She was direct about the changes we needed to make and the price we needed to list. Sue knew the market and within one month of listing with her, our property was sold.Sue is efficient and effective and tireless in pursuit of potential buyers. She uses many different marketing methods to keep listings visible.Sue also knows how important it is to have the right people supporting her. Mary Kay provided timely follow up and much needed moral support. Sue and her team work very hard to serve their customers, but they dont forget about laughing and having fun along the way. Working with Sue was a pleasure from beginning to end.
- Lynn and Ed HulerWe were introduced to Sue Heldstab when we had made the decision to foreclose on our home. She suggested to us that we do a short-sale instead, even though we felt that the house would not sell due to the history of the home. Through Sue's diligent HARD WORK and DETERMINATION, she was able to find a buyer. Sue was extremely helpful and informative to us throughout the duration of the short-sale. We are extremely grateful and thankful to her for all that she has done for us. This particular short-sale program is completely suited to her talents and she takes great pride in her work. We would not hesitate to recommend Sue to any one that is looking to buy or sell a home.
- Mark and KathyI ask myself, Where would we be today if we hadnt met Sue Heldstab? We knew when my husband lost his well paying job of a 6 figure income that our lives would most certainly change. In this change, we would be selling our home in which we had begun our lives together; the home of our beautiful blended family. With that overwhelming awareness, we placed our home on the market at absolutely the most inopportune time. Our country was in a financial crisis. We placed it with the agent from which we bought our home as we already had a previous good experience with him. We were so very disappointed by his approach and lack of desire to even try to sell in the desperate economy. The home had been placed on the market in July of 2009, listed for a price that was not realistic in the current economy so we had very little response and NO offers. He lowered the price 3 times over all. We did not feel he had our best interest at heart. He was able but not willing to do more. He told us from the very beginning that he would not hold us to the 6 month agreement we had signed with him if we were not happy with the results. We asked to be released from the agreement. We decided to give Sue Heldstab a call. Just to see what she might be able to offer and get her perspective of our situation. We sat down with Sue at the table and she shared her story and her passion about WHY she does what she does. We felt such a relief within that we knew she had been sent to help us through the next few months. We came to an agreement.Being unable to pay our mortgage and to continue to live in our home, Sue guided us through the decision making process of the next step, which in our case was to apply for a short sale. Sue walked us through the next few emotional months of our lives and was truly a godsend for us. I cannot tell you how grateful we were to have Sue working with the bank on our behalf. The process was seamless for us and as easy for us as something like that could ever possibly be. We signed our closing papers in April of 2010.We are really pleased to be able to share our story with you, because if you are reading this then we know you are considering the option to join in a partnership with Sue and her team, to sell your home. Please take it from us, The Carlsons, you need look no further. We wish you success in this future chapter of your life~ Thank you again Sue and for your guidance and expertise. We are so very happy now :-)
