I did not know Tim before, I bought my last house. Tim worked hard to help me to buy the property. It was a long process, but Tim was very knowable and always positive. I was able to buy my dream house. My other property was going into default when Tim worked with the bank to put the property on market. Within days we got offer, Tim's knowledge on real estate proved crutial. His work played a major role in making short sale a possibility on my property. I have recommended Tim to my friends and family.

Tim has been a wonderful real estate agent. He patiently showed us (easily) a dozen different homes over the course of several weeks. He kept us informed throughout the home-buying process and thoroughly explained all of our options, which as first-time home buyers we more than appreciated. We initially found Tim through this process on Zillow; so... THANKS ZILLOW~We were in the precarious situation of being long distance landlords from 3700 miles away. It was time to sell our California home and we were determined to a set sale price. Tim thought our bottom line to be challenging but doable. He set to task and found three potential buyers; we received two offers in less than 10 days! When those offers fell through on the buyers end, Tim found a third and final FULL PURCHASE buyer! The buyers lender was less than competent and there were some delay's however; Tim was EXTREMELY proactive and dealt with the issues on the buyers end with absolute professionalism. All was transparent to us other than Tim providing daily updates and progress reports! In the end, the house closed on time and at full price! We were very pleased to say the least. It is also noteworthy that we had NEVER physically met Tim, the entire process was conducted via email and phone. Not my favorite way to conduct business however; Tim conveyed his professionalism and can-do attitude as if we actually met and shook hands! I would recommend Tim to anyone looking for a competent, proactive, aggressive agent that understands the clients needs. He will do the job!

Tim helped us sell our house. We had some unique financial issues which others said could not be resolved. Tim handled everything with wisdom and professionalism, and resolved the issue. You couldn't do better than to get Tim as your agent.

I have purchased four homes over the years and moved to the Bay Area 1 1/2 years ago from Arizona. We had a very complex problem to solve in that our prior home was 4,000 sq/ft and was custom built to our specifications. That home sold for $440K in Arizona, but would cost at least $1.5M here. Our furniture is large and expensive. My wife's work is in wine country while the majority of my customers are in Silicon Valley and San Francisco. Tim worked 24x7 on finding a home as soon as it listed that fit our budget, room sizes, location and quality of neighborhood. In this buyers market it takes a seasoned pro to know how to bid in order to achieve the highest probability of success. The techniques required here are unlike anywhere in the US and not intuitive. It also requires coordination of the mortgage company, title agency, inspections, etc. in order to close prior to the loan timeing out or allowing the seller to back out and take higher contingency bids. We were difficult customers to work with as my wife and I have different perspectives and are very driven. Tim somehow managed this and became a trusted advisor. We purchased the perfect home for us in beautiful Rancho Solano thanks to Tim. He was not the first realtor we started working with, but once we started working together we realized we didn't want to work with anyone else.

Since 2014 I have went through 4 real estate transactions with Tim's help. All of them went smoothly and quickly. The most recent transaction (a home sale) only lasted 15 days. From the time we put the house on the market till close of escrow. I even was able to move my schedule dependencies forward a full month because the house closed escrow much faster than i had planned for. Much appreciation, super friendly and super fast. He worked well with us, despite the fact we had already moved out of state! He worked hard for the woman who ended up buying our home, too. The first time she offered, she couldn't do the deal. Tim was just as determined as I was to get me into a home. He would call me daily with houses he found for us to go look at. He put so much effort into finding me a home. Once I finally found "the one" he jumped on getting the offer over to them and followed up with me daily even if was to tell me he had no new news. When it comes to selling Real Estate, Tim Hildebrand is the man! Tim just sold my condo, and it was a hard sale. I had a reluctant to move tenant in there with wall to wall furniture, limited parking, and a less than stellar HOA, but Tim hung in there with me and saw it to a close in just 3 months at just under my asking price. Tim was cool to work with. He listened attentively and could find homes that he knew I would like. Communication was constant during the process and even though we had a lender, he was able to recommended another lender that was local and great to work with.
