Todd listed our condo and we could not have been more pleased. At a time when another unit in our building and one next door had been sitting on the market for months and dropping their prices, Todd gave us a lot of great advice (that we thankfully listened to) and got us four fantastic offers in the week and a half it was listed.Todd walked us through his thought process on how and when to list our condo. It was insightful and data-driven and took into account factors I wouldn't have even considered.Once we had a plan in place, that was when we really saw him go into action. Between him and his awesome sales assistant Melodie, they took care of so many details that I thought I would be dealing with. They arranged the movers and storage during staging. They found the house cleaners and carpet cleaners and got everything organized, scheduled, and even sat there while it was being done to make sure everything was done correctly. Letting me stay focused on my normal life was a benefit I didn't expect.He was also always there any time a prospective buyer was in the condo so that he could guide people through the home, and get a sense of interest and intent. Todd is incredibly responsive, punctual and professional. He's also kind and empathetic. He was there to answer any question we had, and at no point did I feel railroaded into any decision. I always felt comfortable to make my own choices, but his suggestions make so much sense that I can't imagine not following his advice.Also worth noting is that Todd has an excellent network. He knows all the other agents, he knows the stagers, and he knows all the loan officers at the banks. He will channel all of this into selling your home.Do yourself a favor and work with Todd.

Todd far and away exceeded my expectations of a realtor. He was knowledgable, helpful, and clearly great at what he does. As a first-time home buyer, every step of the process was new to me, but Todd walked me through everything with care and I was confident the whole time that I was in good hands and making the right decisions. Looking back I was amazed at how little stress I felt throughout the whole process.Todd took the time to get to know me, and that really showed as we went to open houses and looked through a lot of listings together. He never pushed or pressured me, and was very accommodating to me and my schedule. Todd is absolutely fantastic. After working with another real estate agent and being told "You will never buy a home" and with the crazy market, I was quite unsure if I ever would. I was putting in a lot of time and getting nowhere.I started working with Todd 4-5 months ago. I was immediately pleased with his professionalism and precision. He knew the market very well, had some great stories and great advice. Todd spent a good amount of time understanding my needs and crafting a strategy. 3/29/2017 Todd is a first rate, professional, and a pleasure to work with. He are extraordinarily skilled, have an extraordinary knowledge of the market, give sound advice, and are expert negotiators. In 2014, Todd helped us navigate as first time buyers through a seller's market. He was patient, professional, and extraordinarily knowledgeable on guiding us through every step of the process - from being able to give us a quantified understanding as to the value of properties to helping us through a smooth close. In a market where most properties in our neighborhood were going several hundred thousand above asking and many buyers were bidding on and losing multiple bids, we got our property at under list in our first bid.When we moved in 2017, we interviewed a number of agents to sell our property and ultimately decided to go Todd. We moved out of state, and left the property vacant. Todd handled everything on the ground - only contacting us when they needed our input - from sourcing vendors, making improvements, making recommendations on what we should invest in terms of improvements, and marketing. Initially, Todd recommended that we a list a bit lower, but when my husband and I felt our property was worth more, he did an agent's tour for feedback. Todd came back with a number that my husband and I would have been happy with at seller. The market has cooled slightly since we purchased, but Todd with his expert marketing was able to secure an all cash offer, at above asking in less than 20 days. As seller's agents, Todd and Marcus approached our project with the focused, power-solving approach of seasoned consultants: during our first walk through of the property, it became clear that they were there to maximize your return on our property. The timing for our listing was carefully calibrated, and the property underwent a critical - but fair - appraisal to identify areas that could benefit from attention to maximize its potential, all while remaining sensitive to our constraints as sellers. Crucially, their taste level is fantastic: they quickly develop a precise vision of how to best showcase the property and will identify and work with the most suitable stagers to achieve it. I worked with Todd, Marcus and team to sell my condo in SF last month. Having grown up with two real estate agent parents I can say with some authority that Todd + Marcus are as good as it gets. They know the bay area market well, have a good local network of broker peers, vendors (staging, photography, cleaning etc.) and they get all of the little details right the first time (marketing materials, disclosure paperwork, timelines, contracts etc.). They also understand 'crunch time', and can execute very quickly, with quality, when it matters. Every real estate agent can post to MLS and make flyers, what you need is an agent team that knows exactly how to bring a property to market with a splash, and then quickly step up to close the deal when it's time. One additional comment is that I was impressed with the depth of the marketing plan for the sale of my place. I believe this helped with the quick sale. Overall they did a very good job with the sale of my condo and I would recommend them to anyone.

6/26/2018Loved working with Todd; he was always available at odd hours (which was when we were also available, given that we work full time and have a toddler). He was quick to respond, and gave us honest feedback on the places we bid on. I never had the sense that Todd was trying to persuade us into anything--he wanted to be sure we had the best shot at a property that would work for our family, and importantly, would also have good resale value. He has been present, thoughtful, and a wealth of knowledge before, during and after closing. Can't recommend him highly enough.

When my wife and I decided to put our home of 12 years on the market we decided to invest our limited time and effort on choosing the right agent to represent us rather than worry about each little detail in the entire complex process of selling a home in the San Francisco market. From your first encounter meeting Todd and Marcus you will get a sense of reassuring confidence and professionalism that will continue through the entire process of selling (or buying) your home. They have a great team that really have their fingers on the pulse of the market and an approach to the process that is really everything a seller or prospective buyer could ask for. They painted a clear picture of the current market giving us all the information we needed to feel confident in our decision. We never felt like they were trying to steer us in one direction or another. Their recommendations on renovations (investments) to the property were efficient, well received and well worth it at closing. Their team of contractors did a great job with the task of updating the unit and even troubleshooting a problem with the heat we hadn't been able to fix ourselves for years! Sandy does a great job of coordinating pretty much anything that needs to be coordinated such as key pick ups, contractor visits or emergency "whatevers". Rodney takes care of getting all that needs to be signed signed with gentle reminders and just the right amount of hounding when needed (in our case plenty!).All that stuff is great but it doesn't mean anything if you're not happy with the results of the process. Obviously Todd and Marcus cannot guarantee you get exactly what you want. What they can do is give you an accurate honest assessment of the market, truthful, thought out answers to any and all questions you may have, suggestions and guidance on how to improve your property for sale, and the ability to make those changes. In the end we were blown away by the offers we received and closed less than 14 days after accepting. Expectations exceeded.

I recently worked with Todd to purchase a warehouse conversion (studio) in South Beach. He is professional, extremely knowledgeable and was available to answer questions day or night. He knows SF and the market well allowing us to put together a strong offer to close with minimal back and forth.Should I be needing a real estate agent in the future, I'll certainly be working with Todd again.

4/30/2017Yelp should offer a 6th star. My husband and I were relocating to SF from the east coast and looking to buy our first place-- daunting for any market, let alone the bloodbath that is SF. We found Todd through a friend who swore by him, and he was right -- working with Todd was easily the best decision we've made in this move West. When you meet Todd, it is clear he is a mensch. But beneath the professional, personable charm, Todd is an absolute ninja at navigating the SF real estate market, the kind of guy you want on your side. Some specifics:1. Highly responsive and incredibly patient. Long-story short, we spotted what would become our place while just casually browsing open houses one Sunday. By Monday, Todd had us pre-approved, and by Wednesday, he helped us submit a winning offer. Todd was always 1000% patient with all of our questions. We had ALOT of questions (most of which my husband really wanted to talk through with Todd by phone... like, one by one. Todd is a saint). 2. Candid. When Todd came by the property to see it for himself, we asked his honest opinion on whether we should put in a bid. He initially told us he didn't think it was the right place for us -- refreshing to know he wasn't just going to tell us what he thought we wanted to hear. But after gaming out substantial renovations that would alleviate Todd's concerns for resale while still coming in under our budget, he was persuaded. 3. Knows the SF market inside and out, in ways that will save you money. This being our first home-buying adventure, we didn't know anything. Todd was our sherpa through the bidding process; he helped us craft a bid that took into consideration the quirks of the property, and made a case in the negotiation process that ultimately won us the place without any back and forth. He also helped guide us through an insanely quick, 30 day closing. 4. Has a hugely helpful set of referrals. Todd helped us shop around for mortgage rates, saving us 25 basis points, which will translate into thousands of dollars saved. He arranged for a contractor to meet us onsite to vet our renovation ideas. He also introduced us to landlord tenant lawyers and interior designers. We couldn't have been in better hands throughout. Can't recommend Todd highly enough!
