- Usman listed, but didn't sell, my home
1) My name is Marina Kogan and I am a property owner at the 8 Logan Dr Cherry Hill NJ 08034. 2) I hired Re/Max Unlimited (Sunny Investments Inc) and was dealing with Usman M.Shaikh (owner of the company) to rent my property. 3) Per Usman M.Shaikh listing I was promised: We screen all tenants with rental application, proof of income, credit report and background check. An attorney drawn lease is signed by tenant in our office. All notes, rent roll, and tenant contact information is tracked by our property management system. Legal Notices and Evictions are filed through an experienced attorney. email Usman sent me before I signed an agreement with him -Paragraph 5 section c talks about very intensive tenant screening: c. Screening: Complete application is collected from applicants along with background checks, income verification, landlord verification, credit reports and any other documents as seen fit. 4) I was very unlucky to hire this company and tenants that were placed into my house were not just people with the bad credit... They were professional squatters who jump from property to property without paying rent and being evicted is part of their everyday life. 5) Tenants that were found by Usman M.Shaikh were: a) Bruce Smith b) Dawn Schneider c) Charles Schnider 6) Bruce Smith had 2 previous bankruptcies right before he moved into my house : Case No. 1336903 (ABA) and Case No. 1429202 (ABA). He had 3 evictions : Case: LT00343511 filed on 04/19/2011 Case: LT00332012 filed on 04/23/2012 Case: LT01020213 filed on 11/08/2013 He had multiple judgements, warrants and collection records a full list that can have enough debt for 5 life times. They moved into my property on 4/15/15 and just finally I was able to get an order to evict them: Case: LT388716 evicted 5/13/16 Dawn Schneider had two bankruptcies and evictions as well. Case: 0546939RTL Chapter 13 filed on 10/11/2005 Case: 0912698RTL Chapter 7 filed on 02/04/2009 Furthermore her property was foreclosed 7 days before she moved into my house. Charles Schneider is a Dawn Schneider dad who they probably put on the contract in case there is a need to run a credit. It was discovered that Charles Schneider is a 74 years old, who is retired and lives in the elderly community in HI, yes in HI 5000 miles away from NJ. It is very obvious that Mr Usman and his company never did his do-diligence and never cared to actually check the credit of this people he placed into my house. Mr Usman promises to screen all tenants with rental application, proof of income, credit report and background check. Non of this things were done. 3 month after tenants moved in Bruce Smith filed for another bankruptcy Case No: 1533450 ABA. Because of the bankruptcy filing I have discovered that Bruce Smith has not had a job in over 5 years, he also have not filed his tax returns in over 5 years. His codebtor / tenant #2 Dawn Schneider was unemployed and completely could not be qualified to rent or buy. Tenant #3 Charles Schneider as I wrote above was 74 and in HI. Usman M.Shaikh and his company never checked employment records like they promise and advertised on all of their company listings! Per Usman's listing: An attorney drawn lease is signed by tenant in our office. Obviously tenants did not sign this contract in his office because Charles Schneider who is 74 lives in HI. As I understand per Code of Ethics and Standards of PracticeArticle 1 paragraph 111: Realtors who are employed to maintain or manage a client's property shall exercise due diligence and make reasonable efforts to protect it against reasonably foreseeable contingencies and losses Very obviously non of the above was done and all of this could've been easily prevented if Mr Usman actually did his job.... 7) After tenants moved in, literally right away first payments bounced from them and I had to hire an attorney trying to collect.. Tenants claimed multiple repairs ( it was discovered via bankruptcy records and other court records that this is exact tactic they used in all of their previous evictions) Mr Usman was paid as a listing agent but I also hired him as a property Manager. When I contacted him asking him to start immediate eviction he replied to me that I need to hire an attorney and this is not something he does.... Legal Notices and Evictions are filed through an experienced attorney - this is what his site said! He completely refused to help and do what was promised by his own advertisement! I actually do not have enough space to write my full story here but want to say anyone who is looking for a real estate agent - STAY AWAY FROM REMAX UNLIMITED AND STAY AWAY FROM USMAN !!!!!!!!!!!!!Show More

He is absolutely horrible! Don’t not use him please! I regret it so much. I used him so he can rent out my house as I left out of state. He was suppose to look after my house and now it’s a complete disaster. You are unable to reach him in any circumstance and you he keeps your money! If I can give this guy zero stars I absolutely would!
