I will not promise you a ‘pie in the sky’ price for your home just to get a listing; homes sell fastest if they are priced competitively and realistically. Negotiation skills: This is my Ace. Negotiating purchase offers is about so many more factors than just price. Financing, time to close, inspections, repairs, home warranties, closing costs, surveys, contingencies—these are all aspects to leverage when working with an offer. While my goal is to get you the highest net from the sale of your home, sometimes a mix of all factors of the offer will be of the greatest benefit to you. Again, if I know your objectives, I can recommend how to best negotiate the terms of the deal that will not only benefit you, but also make your buyer feel like they have won too. I have several great examples of difficult negotiations that came out successful in the end. Marketing strategy: In addition to my many years of marketing experience, I employ a marketing coordinator, which exemplifies my commitment to making sure you get the most thorough marketing plan for selling your home. I make sure that I include as many photos of your property as the MLS will allow, and complete professional editing and photo enhancement to showcase your home. If the property is on a lake or has acreage or other visually unique features, I hire a professional photographer to do still photos and video by drone to capture every facet, so that prospective buyers can visualize walking through your home before they even step foot inside. I have even come to a property on several occasions to take photos if the weather is better or to get lighting just right. I write extensive descriptions in the comments that illustrate all the top features your home has to offer, as well as verbally paint a picture of what it’s like to live there. I use many social media platforms to promote your listing, in addition to more than 60 real estate websites--and I monitor engagement and reach for all of these. If a property doesn’t sell in the first 3-4 weeks on the market, I initiate a second wave a marketing, including Open Houses, boosted advertising, and possibly progressive price reductions if the market indicates its needed. I have been a RE/MAX Real Estate Broker and resident of Northeastern Indiana for 14 years. I moved from Notre Dame area (Go Irish!) to Steuben County, IN and was initially hesitant. (who likes change?) The educational opportunities at the schools and enjoyment of the 101 lakes won me over. I immediately fell in love with the community. The people here are amazing. They are helpful, kind and the things to do here are endless. I enjoy charity events, ie. Humane Society Casino, Cameron Ball, etc. I love spending time enjoying the lakes with my family and friends, going to the local wineries and hiking in Pokagon State Park.
