Nearby Louisville CO has received national attention in multiple surveys for being the number one place to live and raise a family, so demand is up and inventory is down. Superior CO, near Louisville, offers some excellent space-for-dollar values in newer homes (mostly built in the ’90’s). Lafayette CO, also near Louisville and only 5 minutes farther from Boulder, may be the best-kept value secret in Boulder County … with prices well below its highly-touted neighbor … equally accessible to Denver … and closer to I-25 for N/S access to anywhere. For my real estate investors, Longmont CO is a favorite place to shop. There can be found very good deals on cash flow rentals … single family, duplexes, triplexes, and multi-unit buildings … and still a few foreclosures suitable for fix and flip. I really enjoy the challenge of helping with the sale and purchase of personal residences, and sharing in the joy when we find that just-right home. Investment real estate provides a different pleasure; that of putting the numbers first. We look at fix-up costs if necessary, holding costs, and the re-sale or rental values in a repaired condition. Between the emotional satisfaction involved with personal residences, and the more calculated decisions around investment real estate; I enjoy a professional balance that is very satisfying.
