Dear Potential Seller, You know how people say that you work with people that you are similar to?? Well, that is no different in the real estate world. We find that our best matches in our business are professional, educated homeowners who value communication, honesty, systems, processes and accountability. In general, most people find us because they are researching all of their options and have asked friends and family for recommendations. In addition, they have done extensive research online to find the best and most experienced agent. Our customers are tired of being lied to, steered down the wrong path, or given advice that is inaccurate. They are exhausted of being ‘sold’ by a real estate professional with little experience. They don’t have time to be involved in the day-to-day operations of selling a home. They want an honest opinion about how to sell their home, and they want an honest assessment of the price of their home. They have found too many agents that are not working full-time and have overextended themselves by taking on too much business, and they don’t communicate enough with their clients. According to the National Association of Realtors, the typical agent only sold 12 homes last year. The truth is that just about 10 percent of the agents do 90 percent of the business. It’s imperative to find the agents that are in the top 10 percent in order to effectively market and sell your home. Many times, sellers use a trusted family member or close friend who they know is a real estate agent. Often times, these agents are part-time agents who sell only one or two homes a year. However, the sellers feel obligated to put their most valuable and expensive possession into the hands of a friend because they feel obligated… they don’t think about the ramifications and the consequences if their agent provides them wrong advice that could cost them tens of thousands of dollars. Sometimes, sellers don’t choose us to sell their home, and many times, they find they can’t sleep at night because they are nervous because their house hasn’t sold. They are scared because either they have already moved out of state, or they have already bought another home and can’t carry two mortgages. They are second-guessing themselves and feeling as though they made the wrong choice in choosing their listing agent because they know they cannot get out of the contract that they signed. These sellers know that the longer they keep their homes on the market, the less money they will ultimately receive for the home. However, because they are in a contract that cannot be canceled with a listing agent, they will most likely have to wait until their listing expires and ultimately, the sales price on their home will be lower. We know how to sell homes. We understand what our buyers and sellers are looking for in an agent and we work to make sure they are satisfied. We are in the top .0018% of real estate agents in the Chicagoland area. In 2018, we sold almost 100 homes. Since 2012, we have sold over 300 homes for over $150 million in volume. In addition, we are the number three agent on the North Shore for 2018, the number one agent in Northbrook for 2017 and the number 45 agent in the whole Chicagoland area of more than 25,000 agents. We provide a solution to our clients by offering them systems, processes and a high level of customer service. Each person on our team has their own job that they excel at and are a perfect fit for. We took a listing and recommended a list price of $899,000. The seller insisted on a price of $950,000. The house had almost no showings in the first 6 weeks. We advised our sellers that the house needed to be immediately reduced to $899,000. The seller was reluctant because they felt as though they would not have much negotiating room. We said at $899,000 we could hold firm on our list price and not negotiate much. We reduced the next day and within one day we had an executed contract for $895,000. We were able to hold firm on the price and negotiate it for our clients to get exactly what they were looking for. When you hire us, we will immediately begin working to get your home on the market and showcase it with the best staging, photography and marketing. We provide something that most other agents will not offer… If at anytime, you are not completely happy with our services or our promises, you can cancel your listing at anytime. It’s important to make sure that we talk sooner rather than later as the time of year you list your home is incredibly important as to when you will get the most amount of money for your home.
