Chris Dudley was amazing to work with from the beginning of the sell of our condo all the way through the end. When I first email his assistant Rey to inquire after using him as our realtor, Chris called back within the hour. Over the selling process he remained incredibly responsive by phone, text, and email. He was very attentive to our unique situation and very honestly gave his opinion about how best to sell and market our property. He expertly and quickly negotiated not only with many realtors and interested parties, the buyer directly, but also with our very difficult and unpleasant renter--at one point our renter would only speak to Chris! We started working with Chris back in July, 2017. We eventually bought with Chris, as our buyer-agent, in August, 2018. Our first house we saw with him, we found here, on Zillow. My Background. I’m in construction – and I’m also a structural engineer. Chris, even from the first house, caught our attention as a realtor – he walked us round the outside, and pointed out things we would have never thought to look for in a house – cracks here, cracks there, wood rot, drainage issues, termite damage, old windows, old roof, cracking brick, moss on the ground, ( which could have denoted standing water) – and this was before we even got inside the house. Once inside, he looked for mold, ran the water faucets inside to look for leaks, flushed toilets to see if there was a sewer line blockage, tested the windows, looked for rat/rodent feces, looked for termite damage. WOW. What an eye! It was like having our own home inspector for each house, even though we knew he was a realtor- he had “seen it all” before with other buyers. It gave us an insight into what we might expect, or what we might be buying, before taking the plunge. Probably 100 houses later, and a whole year, we found a house – a fixer-upper, in a great neighborhood. There were some houses Chris recommended we not buy, and others he showed us to be a great deal. He wasn’t there to agree with us on a nice kitchen, or a perfect place to live. He was there, for us at least, to guide us on a good ‘buy’; a good ‘investment’; and we went in with eyes open, knowing what to expect from the house, especially since every house we saw, we walked around the exterior, saw every problem, and saw both the potential and possibilities for the house. Chris lined us up with a great lender (he gave us three options, and reason why each was good), a great home inspector, and a great title company. We gave the owners a rent-back, which helped us secure this home as a purchase, in a very tight buyers’ market. We had already written on a few other places, and had been beaten out by other buyers who were either cash buyers, or they waived contingencies. CHRIS *never* let us waive our contingencies – he was always on our side. I’d like to highly recommend Chris as a realtor – he has your back, and best of all – having known him now for over a year, he has become a trusted friend. He’s the kind of realtor I think anyone should hire to represent them.

Chris, and the Dudley Real Estate Group SOLD my house, in Fairfax, Virginia. I won’t lie. Chris is a personal friend, and British, like me, which means, if you’re reading this, and you know British people, we don’t make stuff up – we’re to the point – and I hope I can provide an insight into who Chris is, as a realtor, as well as a friend that sold my home. I also used to be a realtor myself, so I’m happy to provide a review, both as a home-owner, and past realtor. Let’s talk about what he did, to SELL my home: he helped us with commission because he was a friend (I know that was a tall order for him, as he really shouldn’t have, considering all he did, to actually SELL our home). What was surprising, was all that he actually DID to sell our home (far more than the average realtor), to include: Professional Photos; a Professional Video (the guy that came to do the video, used a drone for shots up above the house – really cool); 3-D Floorplan (I think it is called Matterport- where you can ‘walk-through’ the house, like you’re really there!), Virtual Reality 360-video (I wasn’t sure what this was until I saw it – but, basically, you can see all around, up/down, better than just 3-D – and he posted that on facebook); he made flyers, and brochures, placed a sign outside, and created a personal professional website (with our property address as the website address). The website included ALL the info on our house…the photos, video, 3-d, and things that you don’t find on all the other sites – personalized to OUR home. It was great! On the outside – he has a team of support. He has a marketing specialist, and his main assistant, Rey, did all sorts of things behind the scenes. What Chris told me he would do before listing, I don’t think I really understood until it was being done. Things like calling the other realtors in the neighborhood to let them know that our house was on the market; door-knocking around the area, and making phone calls to the neighborhood, to ‘invite’ people to the open houses. Open houses every weekend until the house sold. He went above and beyond to sell our home, and from knowing Chris, I’m pretty sure he does this for ALL his listings. I want to highly recommend Chris as a realtor, whether it be for selling, or buying – he’ll do everything he can to sell your home, using the best technology out there in the real estate world – and as far as I’m concerned, that’s the type of realtor I want working on my side! We sold at list price, with a non-contingent contract, in under 21-days, and then turned around and bought another house 3-days later (with Chris also as the buyer agent). Use Chris! You won’t be disappointed!

Chris just sold our house – my husband did a review for that, which I’m sure you’ll see. This is a review for Chris as a buyer-agent, on the buying side of our purchase. We just bought a new construction home, in Brambleton/Ashburn, in Northern Virginia. Now, what people may not know, is that realtors aren’t usually involved in new-construction sales. New buyers usually buy direct from the builder. We’re encouraged, as buyers, to sign the contract, and take the house as they offer it… we listen, take what they say at face-value, and basically do as they say, from contract to closing. This may be fine for some, but let me make a point... When you buy a re-sale, you get a realtor. Why should it be different when buying new construction? We asked Chris to be our realtor on this new sale – why? Cause we needed a second pair of eyes on the sale – someone “outside” who was there to represent OUR best interests in the sale. Now, again – most realtors – will be there in the beginning – to help negotiate better options for you, and then see you 6-9 months later after the house has been built, at the closing table, and collect their check. NOT CHRIS! Chris was there from the beginning, and the countless other events that happened along the way. He was on OUR side, and the middle-man for some interesting negotiations in the middle of the transaction. From the start, at the initial meeting with the builder, before signing the contract, we were able to get some other, not advertised items and “options” thrown in based on suggestions from Chris. After signing the contract, Chris came to all our meetings with the builder, both short and long ones. He came to our four-hour design meeting (where we picked out the granite, cabinets, floor type, bathrooms, etc.); our two-hour ‘sight-and-sound’ meeting (where we added electric, cable, lighting, movie-room, HD and sound); our periodical walk-throughs; the pre-drywall inspections. We were tied up and couldn’t make it out to the main Home Inspection, so Chris turned up for our home inspection for us. (builders btw, often don’t want you to do your own home inspection, because they have their own inspectors and county people there all the time!) – our inspector found a number of issues, which were resolved before closing. We had a few issues with Title at the end – and Chris helped us navigate through some difficult conversations with the builder and the title company. This was very stressful, having to sell our home at the same time as purchasing this new one – and Chris was there the whole time to help us through the process. As a Listing-Agent – he was great (read our review). As a Buyer-Agent – he was there for us, and made the process much easier, and took a lot of our stress away and put it on his shoulders. Get a buyer agent for new sales – or for re-sale – and I recommend you call Chris. You won’t be disappointed. He’ll be there for you, from beginning to end. We are happy to still be able to call him a good friend after the whole process.

From his use of technology to maximize our time, to his knowledge of the DC and surrounding area, to his witty, light-hearted personality, Chris was always available to answer questions and offer appropriate counsel. We were referred to Chris from a realtor friend in another state. Our first few chats with Chris were via the internet while we were still living in England. We are new to the area and really the whole process. We weren't sure if we were starting our search too early since we wouldn't be able to do any viewings for over a month after our initial conversation with Chris. Chris was in constant communication with us from the beginning. We always felt like a priority for him and never neglected. As soon as we landed, our first weekend we saw at least 8 houses. Chris impressed us immediately with his knowledge of homes and what to look for. As first time buyers, we really didn't know much more than whether or not we liked the way the house looked, but Chris opened our eyes to what you really need to look for in a house. What's more is that we always felt like Chris was on our side. He never pressured us into buying a home so that he could be done and gather a commission. He encouraged us to look at as many houses as we could, probably more than we would have done on our own. It was great. We really got a sense of what we really wanted and didn't rush into anything that wasn't right. Chris really went the extra mile with us and gave us A LOT of his time and work and at the end helped us work out how we could get a house we really wanted and didn't really think we would get. But with Chris' help we did. We really appreciate everything, and we would recommend Chris to everyone.

When I first met with Chris it was on a whim idea of mine to sell my home. I had no clue about the selling process. I was nervous, anxious and confused. From the beginning I knew I could put my trust in Chris and he would help guide me through this confusing and scary process. He did!! I wanted to back out so many times when things got a little tough but his calm personality and wacky stories helped to ease my nerves and move along in the process. I have to admit that out of all the other realtors I interviewed, something always led me back to him. Whether it was because I felt he knew my neighborhood better or his quite charming yet strong negotiator personality, none of the other realtors could compare.
