Diane Breard

Diane Breard is one of the most competent real estate professionals that I have dealt with in my fifty-plus years as a real estate investor. Her attention to detail and her follow-up with prospective buyers is outstanding, and she has arranged the purchase and sale of many homes for my family investment group. She provides a level of customer service that is seldom seen in the real estate industry, and is a genuine pleasure to work with.

Diane recently sold three of my rental properties in the greater phoenix area. She handled everything in the most professional, timely manner possible. Each property had its own unique circumstances and needs, and Diane managed the process with exceptional professionalism! We worked with Diane to both buy and sell our house. Each time she was very professional. She always kept us up to date with the status of the process. She was even responded while on vacation, way above and beyond the expectation. She put us in touch with contractors for upgrades who gave very fair prices; the best estimates we found. She gave solid advice on staging and even let us use her decorations. We met with her before deciding to sell and she was very accurate with her estimate on what the house actually sold for. My wife and I were nearing the end of our lease and decided it was time to buy a house. We had about 6 weeks until we needed to close, and we quickly realized we were not prepared to do it on our own. I found Diane on Zillow and calling her was probably the best decision I have ever made! Seriously, EVER! She is amazing! Within 2 days of first contact we were out looking at houses. She was familiar with the area and pointed out the positives and negatives of each house and subdivision we visited. She was not afraid to tell us why we did or did not want to live in a particular place. Her advise was extremely valuable! We found a place we loved and she made an offer for us that afternoon and guided us through some minor negotiations. Once we agreed to terms with the seller, she literally took care of everything. She set up the inspections and appraisal, advised us on what repairs to request, and recommended a much better lender to work with than the one we had previously found. She guided us through the mountain of paperwork throughout the process, and made sure we understood what we were getting ourselves into. She contacted everyone that needed to be contacted and made sure everything that had to be done was completed on time. There was absolutely nothing else she could have done to make the process any easier.Where Diane truly shines is her work ethic. She is available anytime day or night for any reason. She answers her phone when you call. She returns emails and texts quickly. She works around your schedule. We saw first hand how she worked with, (or sometimes around) a less motivated seller's agent. She showed up for the inspection and came with us to closing. She calmed us when we became frazzled. She came to the house with us for the first time after signing, and was the first to congratulate us on our new home. She even hooked us up with people to do work on the house before we moved. She made it feel as though she was only working for us. All considered, I cannot say enough positive things about the whole experience working with Diane. She was (and is) our home buying security blanket. I would not buy or sell again without her!

Diane was recommended to us from some friends and having her as our realtor was the best decision we made. Diane was absolutely amazing. I would contact her at 10pm on a Sunday for a question and she would still respond. I am not very well versed in buying a home, but she would answer all of my questions without making me feel as if I had no idea what I was doing. She is prompt and very very knowledgable. Diane definitely puts her clients first. She came through for us when we thought our buyers were cancelling the contract and we closed when promised. We will give her a GREAT reference for anyone wanting to buy a home and plan on using her to find a home for my Mother-in-Law. We were relocating to AZ. from Co. and our friends recommended Diane to us. We flew to AZ. and met her and she showed us some of the available properties. She had set up a personal portal for us so she was familiar with what we were searching for. She became very valuable to us. Back home in Co. we were still searching for a home from the many homes she had put in our portal that was updated constantly. When we saw some we liked, we called Diane frequently to ask questions. She always knew the area and would steer us clear of some and guide us more towards others. She frequently went to the houses and took more pictures of the homes we were interested in and sent them that same day. Sometimes we would call her 3 or 4 times a day and she was always very accommodating. She is by far the best realtor we have ever had. We felt guilty at times because we thought we were running her around so much. You will be offered superior service when you sign Diane as your agent.

Our experience with Diane covered a time period of about 2 years. When the decision to purchase a home in Arizona was made, Diane set up a portal for us which we used for narrowing our choice. After the offer was accepted Diane guided us through all the different rules and regulation for purchasing a home in Arizona. Diane was a pleasure to work with, and very professional. Diane is the best agent we have ever worked with. We were living in Alaska and trying to find a home in the QC, San Tan Valley area. We had given her the information on what we were looking for and she provided us with photos and info on numerous homes fitting our description. When we arrived in Arizona to look for a home she was prepared to show us homes that fit exactly what we were looking for. Due to a really poor mortgage person, (not Dianes guy- as she frequently reminds me) we almost lost the house several times. Diane worked very hard to keep this deal intact. I have rarely been more impressed.

We could not have possibly found a better realtor than Diane. She made buying a house what it should be exciting, non-stressful and about finding what we wanted. She made herself available when it was convenient to our schedule, she took our phone calls when normally I expected to get voicemail and most importantly she was our advocate and watchdog when it came to all the specifics of buying a house. Because of her help and concern, we were able to focus on simply finding the right house for us and our children, which we did!
