  • Jim helped me buy a home

I would never recommend Jim Cullinan to assist with a real estate transaction. I believe that Jim Cullinan misled my wife and I as well as our attorney in connection with a home purchase. We learned this only today when our homeowner’s carrier cancelled our policy because our in-ground pool did not have a fence surrounding it. Jim Cullinan knew, on the morning of the scheduled closing, that the seller left the home in violation of relevant laws (contrary to what the seller was required to do under the sales contract) but never informed our attorney that the “missing fence” created a legal violation. Our attorney asserts that, had she known, it would have affected the legal advice she provided. Jim Cullinan also failed to tell my wife or I that, without the fence, our home is uninsurable. In short, we were depending on Jim Cullinan to assist us with the transaction. After all, Connecticut requires that buyers be represented by a realtor. In my opinion, Jim Cullinan fell grossly short of his fiduciary obligations to us.
