Working with Lisa Lisjak turned out to be one of the most stressful and confusing processes we have ever encountered ; we felt that I had no guidance or supervision throughout the process, and were basically left to our own devices. To begin with, our initial agent was a polite and punctual individual; however, he did not have enough field experience to negotiate for the purchase of a new construction home. For example, there was an free upgrade of kitchen appliances of $6,500; however, he did not negotiate while we were in the process of signing the addendum. We later spoke to neighbors who purchased the same end-unit and informed us they did get the $6,500 free upgrade plus a $3,000 credit. When it became clear that this agent needed more experience or supervision, we called the Century21NM principal broker (Mr. Herb Lisjak), and asked for a more experienced agent; the principal broker recommended his spouse (Ms. Lisa Lisjak) to take his place. We met Ms. Lisjak only once, and that was to initially to sign her on as our agent. We asked Ms. Lisjak to advocate for us and intercede regarding the incentives and clearly advertised free kitchen appliance upgrade worth of $6,500. Ms. Lisjak did not immediately engage the seller or fight for the incentives; this caused a loss of critical timing for negotiation. The builder declined our request; by that time, sales of that subdivision were picking up, and there was no reason for them to give us any incentive. After that, we added several NSOs (Non-Standard Options); these could have been negotiated; however, again, we felt she did not make an effort to advocate for us. To this point, for communicating with the site seller, when we had a point of contention, again, we would type up the email, and we felt that Ms. Lisjak would effectively copy and paste and forward it on; we felt that we were being our own advocates for all intents and purposes. We thought the reason that an agent can collect 3% off such a large transaction (over $20,000) was that they provided expertise and advocacy. Ms. Lisjak never visited the model home once; while we did not expect to consult with our agent on items such as picking out cabinet colors, we did expect our agent to advise us on major legal documentation; however, this did not happen, so we felt blind and completely uninformed. We do not understand how she can advise us on a product that she herself has never seen. When we explained this to the co-owner of the Century 21NM, he actually asked, “did you ask Ms. Lisjak to go to the model house together?” I was flabbergasted by his remark, to say the least. This left us wondering what was the point of hiring a buyer’s agent, if we have to type up the communications to be forwarded on; or, when the site seller aggressively pressures us, offers no defense or protection and effectively echoes what the seller states. It came to a point where we felt it easier to communicate directly with the seller and avoid Ms. Lisjak; we felt we got more accomplished this way. Her lack of oversight became very evident when we found several accounting errors in which the builder charged us incorrectly; we hoped that our agent would be diligent enough to at least verify the numbers and ensure we were getting charged properly; the fact that we had to be the ones to find the errors and inform the site seller was the last straw to say the least; I believe this falls under fiduciary duties of an agent. If we had never caught these errors, we would have been incorrectly charged. In addition, and perhaps most disconcerting, is the fact that we signed several critical documents (such as the financing contingency waiver) without any advice or explanation of what we were signing. Later on, when we were considering our options for financing, we were conducting the research ourselves, and happened to discover the financing contingency clause; only to discover that we had already signed it in ignorance, and effectively eliminated our options. In summation of the aforementioned items, we felt a lack of supervision at all levels, and a lack of expertise and advice that we sincerely needed as laypersons. From the finding of the house by ourselves, to negotiating, the final walk-through to closing table, we felt like we did everything by ourselves, only for Ms. Lisa Lisjak to have her payday. From this experience, we would not recommend anyone hiring her as their agent.

Lisa really does get all excellent ratings. This is my fourth home purchase and this has been the best experience yet. The degree of professionalism, dedication, and communication was and still is impressive. I would highly recommend Lisa to anyone who inquires.
