I moved here about two years ago from Seattle and thought to myself, "This must be a great time to buy a house. I mean can prices go any lower?!?!" Well anyway, thank God I could find the right place till a few months ago since prices continued to go down. When I moved here I had a friend that had subleased me his apartment while he was away at school. The person collecting rent for him in his absence was Michael Braillard. After talking for a bit I decided to give him a chance as my real estate agent. So for the next year and a half Michael showed me just a couple places a WEEK! A realtor friend in San Francisco recommended Michael to me. Within roughly a week of our first conversation, I was under contract for an amazing condo that is now my new home!Michael is extremely knowledgeable about the region's real estate market, very patient and professional. He was able to pinpoint properties that I liked in my price range -- not an easy task. We saw four properties in person and bid on two. He offered excellent and creative advice on how to deal with my concerns (for example, one small condo association for an older development didn't have much paperwork). His flexibility and ability to think strategically helped me land the condo I bought without it making it to the market -- we had a noon deadline on a multiple counter offer when another unit, the one I now own, popped up just before the deadline.Perhaps most importantly, Michael is genuinely a good guy who listens. If I wasn't interested in a property, or wasn't comfortable with the price, he didn't try to push it. I encountered the exact opposite when I was looking at property in Marin County, and it definitely annoyed me. So, for anyone like me that happens to read this review, I want to underscore that Michael worked with me to find the home I wanted to buy. My home purchase was an unusual one. In the midst of the pandemic, the house I had been renting for 12 years in West Oakland went up for a probate sale. My partner (furloughed at the time) and I decided to buy our home. It was set up to be one of the more stressful experiences of my life EXCEPT that we were working with Michael Braillard. I was so impressed with both of them on listing my investment property in Oakland that I decided to use them as my buying agent in the Livermore Tri-Valley area. As it turns out Michael grew up in Pleasanton and also very knowledgeable about the Tri-Valley area. Update on our 2017 review:Michael helped us in 2019 sell our condo which he helped us buy in 2015. In the midst of a pandemic, Michael helped make the sale of our condo a tremendous success. With his support & guidance, we went from completely overwhelmed by the prospect to closing within 10 days of being on the market at a price we felt good about. He helped us overcome the soft pandemic market through thoughtful small investments & excellent staging, amongst other support. Cannot recommend him highly enough!
