How the Maryland Transfer Tax is Calculated
Maryland’s transfer tax is .5% of the actual consideration unless the buyer is a first-time Maryland home buyer purchasing a principal place of residence; in that case, the transfer tax rate is .25% of the actual consideration. This is typically split between the buyer and the seller, but can be negotiated during the transaction.
For example, if you sold your home for $497,000 (Maryland’s median home price), you could expect to pay $2,485 (not a first-time home buyer) or $1,242.50, if the buyer is a first-time home buyer.

Does the Seller Always Pay the Maryland Transfer Tax?
Who pays for transfer taxes can sometimes be a point of negotiation between the buyer and seller during the closing process.
Sometimes, sellers in Maryland may be eligible for exemptions from transfer taxes.
Here are some common examples when a property is exempt from transfer taxes.
- When property is transferred to a state agency, the state itself, or a political subdivision within the state.
- When property is transferred between family members or domestic partners, such as to a spouse, son, daughter, stepson, stepdaughter, parent, sibling, grandchild, grandparent, or a domestic partner.
