        I lived in my Barcroft neighborhood for about 40 years, and as far back as I can remember, Casey O’Neal has been a presence here, a neighbor himself who really knows all about this market! Over the years, I would get cards from Casey and, later, emails with information about real estate in the neighborhood and the county at large. Then two years ago I started working with Casey to get ready to sell my house. I did speak to another agent at the time, but Casey’s concern, knowledge and attention to detail convinced me that he was the right choice to take on my listing. We firmed things up last fall and I signed the listing agreement with him. He was clear with me that I needed to do some home improvements to get top dollar, so he made a list of projects and got me two bids. All through the reno process he kept up with progress, even pointing out some additional things that needed to be done. He arranged for a stager who did a great job making the house look its best. Casey put the house on the market on a Wednesday, held a neighborhood open house in advance of the public open house on Sunday – and I got a full price offer on Tuesday, which I of course accepted. Casey then guided me through the inspection and closing process which took place about a month after the buyers’ offer was accepted. Overall I was very pleased with Casey’s attention to the sale of my house – I always felt that I was the most important client he had and he gave excellent advice at many turns. I heartily recommend Casey to anyone looking for a great real estate agent who knows Arlington.

          During our first meeting Casey came well prepared with extensive documentation on properties recently sold in our area. His calm and reassuring manner as well as his honesty made us feel comfortable in relying on his advice. Given the circumstances we had to sell our house quickly and with Casey’s help we were able to sell within the agreed time frame and well above asking price. We were able to achieve these goals to a large extent because of Casey’s thorough follow up throughout the entire process. It was a pleasure to work with him. Casey did a wonderful job and based on our experience we would strongly recommend him to any prospective client.

            Casey O'Neal and his team have helped me through two house purchases and one sale and I am super pleased with the results. Casey came up with a successful strategy for preparing, staging and pricing my house. In the end, with a very small investment in repairs and staging, it sold in 6 days at a price significantly higher than I had imagined, but exactly in the range that Casey had predicted.               Casey O’Neal and his team at RE/MAX Allegiance were amazing in helping us sell our house in South Arlington this summer. We moved out of the house in July to head across the country to our new home in Colorado. Casey helped us develop a strategy and lined up contractors to begin all of the renovations and repairs that needed to be done before our house in Arlington could go on the market. There were workmen in our house the day after we moved out! Casey oversaw everything—the landscaping, the floor refinishing, the installation of a new kitchen, the painting, the repairs, the finishing touches and the staging. He kept everything on track over the course of the six weeks it took to get it all done. Not only did he stay in constant contact with us, but he even went so far as to water the new grass almost everyday to make sure the newly-laid sod stayed green during the heat of the summer. Thanks to his efforts, we did not even have to return once to check on the progress of things. When he sent us the professional photos of the finished product, we couldn’t believe it. Our house looked amazing! His “Coming Soon” marketing produced hundreds of online views and many inquiries. His strategy was to go live on the market on a Thursday, host a weekend open house and set a contract deadline on the following Wednesday. We had a great offer, and we closed in less than three weeks! We first met Casey when we bought this house 14 years ago. While he was representing the sellers (people we knew), he was vital in helping us get our first house ready to put on the market and sold so we could get into this house. So when it came time to sell it, we knew exactly who to call. Casey came through for us—big time. We simply could not have done this without him. His efforts helped us get top dollar for our house. He was able to expertly assess what we needed to do to get our house ready for market. He brought in the right contractors, stagers, photographers, and everything else that goes into a successful sale. Everything was done on (or even ahead of) schedule, and on budget. In the end, our house went on the market nearly two weeks ahead of schedule and sold in just 3 days for exactly the price we were hoping to get in our wildest dreams (which was more than $27,000 over the asking price).                   • Casey helped me buy a home

                      Casey O'Neal and Joe Hurley helped our family purchase our first home. We met them during an open house about a year before we were ready to buy. Over the months we stayed in touch and they provided digital resources on the home buying process and met with us in person to explain the process, even well before we were in a position to make a purchase. Once the timing was right, Casey and Joe walked us through the process again -- this time virtually because of COVID-19. Since it was our first time buying a home, they were patient in answering our questions. Their knowledge of the local real estate market was clear and immensely helpful. Most importantly, they listened to the things that mattered to us, tailored the approach and recommendations accordingly, and connected us to an excellent local team to complete the home buying experience, including a great local lender, home inspector, settlement company, and more. We made an offer on the second home we toured. The market was (and is) extremely competitive and we listened to their advice, balanced with our own research and knowledge from tracking the market for over a year. We were fortunate to have the winning offer on the first home that we made an offer on, and we are living in that home today. Thanks to the advice of Casey and Joe, we beat out nine other offers that came in the first 48 hours the house was on the market. Casey and Joe were diligent throughout the negotiation and closing process.                         In 2019, we made the decision to put our house on the market in the springtime of 2020 and retire to Washington state. We didn’t know how much lead-time might be required to sell, as we’d been in our home for 28 years! I met with a couple of real estate agents who were known to specialize in my neighborhood and decided to go with Casey for a number of reasons. First and foremost, he arrived for our meeting with fresh data, professionally presented in an easy-to-digest format. It was clear that he knew his market inside and out. Second, he was reassuring. Casey has a calm and low-key demeanor that is refreshing in a “sales” person. (Having worked in sales organizations for most of our careers, neither my husband nor I was interested in a high-pressure sales pitch!) Even though we were at least a half-year from listing, Casey was attentive and told us to let him know when we were ready. During that time, he would contact us periodically to check on whether we needed anything from him, and he pro-actively provided us with fresh quarterly sales data. Well, we hadn’t predicted a pandemic to appear just when we were ready to list. Unsure of whether we would need to wait until later in the year or if we should forge ahead, Casey assured us that he would be fine with whatever made us more comfortable. We decided to list the house, but having an Open House was out of the question, so Casey and his videographer came over and we did a virtual open house on Facebook Live, which was really fun! Within a week, we had a good offer, and after some negotiation, a contract. While I had imagined our house would go fast, COVID had drained my optimism. Casey’s handling of the sale completely restored it!
