      I live at one of the real estate properties managed by Ms. Geiger and have been dealing with the following illegal health and safety violations per the FL Statutes (https://m.flsenate.gov/Statutes/83.51) and local code ordinances (https://library.municode.com/fl/orlando/codes/code_of_ordinances). •No smoke detectors •Fire escape/protection code violations •Stopped providing trash removal last year despite fact that lease lists it as landlord responsibility. Have text messages of her trying to tell me it is tenant responsibility; this is in violation of the FL Statutes •Handyman sawed a hole in my ceiling for no reason (leak was later determined to be caused by malfunctioning water heater in adjacent utility room) •The hole remained there for nearly 5 months despite multiple requests via online form, email, and text to have patched up •Door is in violation of Orlando Building Codes despite months of multiple requests via online form, text, and email - fire hazard + no insulation, pests can easily get in/out •Lack of bolt lock on door - also a code violation •Sent handyman for door - he painted over moldy wood and drilled strip of leftover thin foam to bottom, entire door including lock still in violation of code •Shower was caving through to crawl space with severe mold spreading from below - again, months of requests via online form, text, email before addressed •Hired incompetent builder for shower - after only 3 months door is already breaking off and has cracked through wall tile, giant crack at bottom of shower with room for roaches to go in/out, floor tiles caving in again, (this was a complete DISASTER and I can provide more details and extensive documentation) •He also cut the electric wires along one of my walls while working •No pest control/extermination in neither apartments nor any common areas such as exterior, crawl space, utility room, etc. for YEARS (with exception of 1 termite tenting) (keep in mind also refused to fix hole in ceiling unnecessarily cut by handyman or replace not up-to-code door with one with proper insulation to protect from pests despite months of requests)
