"We recently moved from Washington D.C. to San Diego and used Jim to sell our condo in UTC and to purchase a new home in Carlsbad. Because I am in the military, I had no flexibility in timing so I had to sell and buy my properties without any room for errors or delays. Jim and his team did an outstanding job! My tenant moved out on a Sunday, Jim coordinated cleaning, painting and new carpet at a very reasonable price due to his various relationships with vendors so we would be on the MLS on Thursday. By Saturday night, we had three solid offers and went pending that night. Jim expertly navigated the multiple offers to end up with a price $35K over our asking price. I have no doubt the additional purchase price and quick sale was due to Jims professionalism and experience. "I just closed escrow on a sale that Jim facilitated. I definitely would NOT want to try to do this without good help, and Klinge Realty is the best in town! (Any town, for that matter.)From determining the initial list price, to preparing the mountain of paperwork, to negotiating with the buyers on contingencies, all the way through to getting the deal closed on time - Jim and his family business (wife Donna runs the show behind the scenes and daughter Kayla is helping out up front) have been awesome. So Jim practically paid his own commission! Jim is professional, straightforward, and honest. He was able to bring in 6 written offers in less than a week. "I have followed Jim's real estate blog for years and by the time I got ready to sell my townhouse I felt I knew him both personally and professionally. At our first meeting he was prepared with recent comps and listings for the area. After examining the property and hearing my history in it he recommended an asking price that was higher than what I had anticipated. After reviewing and signing our agreement he arranged to have it professionally photographed and listed in the MLS, Zillow and given other exposure. There was an open house on the first available weekend and within a couple of days we had a couple of interested parties. We accepted a full price cash offer with a one week closing. "My overall experience with Jim and his staff was excellent during my purchase of a house in Carlsbad, CA. I found Jim through his website and emailed him to see if we could talk about using him as a buyer's agent. I was an out-of-town buyer with specific requirements and locations I was interested in. Jim gave me a lengthy intro call to see if our fit was right and the type of house I was looking for parameter-wise. I was never pressured to sign a buyer's agent agreement or provide a pre-qualification letter. Jim sent me possible listings that fit my parameters on a daily basis and was very responsive. When I traveled to Carlsbad for a 5-day trip with me family, he made himself available each day to look at active listings for several hours. He provided great feedback on neighborhoods, pros/cons of each house, repairs needed, and value/price. He took videos of each house visited with insightful commentary. A fresh listing popped up on the 2nd day of our trip that ended up being the house we bought. "We first encountered Jim back in 2010 when we were looking to move from Pismo Beach, CA to to San Diego area. We had been having a difficult time finding (1) finding a realtor and (2) being able to see a home since we were so far away. Then we found Jim.
