  • Mary Ann listed and sold my home
    • Local Area Expert
    • Market Knowledge
    • Good Communicator
    • Strong Negotiator
    • Spent Quality Time

I have worked with Mary Ann both on the purchase of a property, and on a sale of that same property. Both times she went above and beyond the call of duty. Not just in terms of effort, but also lending valuable insight that led to two transactions that exceeded our expectations. She introduced elements and nuances of the process that gave us a leg up on the rest of the market. Most recently we sold a condo using her as the listing agent. We were living out of state and needed both a great agent for the mid-peninsula market, and an agent that could project manage from start to finish. We couldn't be happier with the result. She handled contractors, move out of the renters, staging, repairs, inspections, listing, marketing, open houses, showings, managing demand, pulling multiple offers, keeping those offers engaged, and getting the strongest offer to close! Do yourself a favor, use Mary Ann and you will sleep better at night.

  • Mary Ann helped me buy a home

This was the second house we purchased with Mary Ann. We liked her so much after our first house that we sought her out again a second time. We especially like her mastery of the local area. She can give you all kinds of relevant details and interesting facts. Mary Ann also did a major renovation project at her own house, which has given her first-hand knowledge of the renovation process - which was especially helpful for us. She is attentive and really takes the time to learn about our preferences. After every subsequent house that she showed us, we could see the gears in her head spinning as she listened to what we liked and didn't like about each. Her strategy for helping us bid on a house is excellent. She goes above and beyond, and represents us very well. Every time we've made a bid, we felt confident that Mary Ann was helping us put our best foot forward. We highly recommend Mary Ann, especially if you are looking for that perfect house in the San Francisco Mid-Peninsula region.

    • Mary Ann helped me buy a home

We were weeks away from our lease expiring, and had the fortune to be referred to Mary Ann by friends of ours. We were probably not the easiest of clients – hadn’t decided on a community, hadn’t decided on new versus old, everything completed or a fixer-upper. Mary Ann took our often conflicting ideas with grace and professionalism. We located a house in Belmont that met our needs ideally, she worked tirelessly to ensure our offer was the right one. She gave invaluable advice on tactics, working with the seller and seller’s agent to ensure everything went as smoothly as possible. I can’t recommend her highly enough – if you’re after a realtor who knows the area, has superb contacts in the Title and mortgage industry, and who ultimately gets things done – Mary Ann is for you!

When I read reviews where nearly all of them are 5 stars, I automatically think they must be rigged, how can there be no detractors or complaints. Lots of whiny people around around. Well, I completely understand perfect scores when it comes to MaryAnn Teixeira. We have known MaryAnn from our neighborhood for many years. When we decided to move, she was our choice for selling our house and managing our new home purchase. We found our new home before we even listed our old home. The seller wasn’t interested in a financing contingency, so we figured we didn’t have a chance. MaryAnn sold our house in 4 days, without an open house or any major hassles. This allowed us to purchase our new place without any contingencies, which was major. MaryAnn also created a comprehensive pricing analysis for our new place, since we all thought the pricing was a bit high. She did this without our asking, just another example of her thoroughness and knowledge of the local market. We have nothing but praise for MaryAnn. She answers her phone, responds quickly to questions you may have and is really a great asset in real estate. She didn’t have any problem taking us back to the new house several times when we needed measurements, or wanted to see the light at different times of day. She really will go above and beyond for you. More importantly, she is good people. We like her both personally and professionally, and highly recommend her to anyone looking for the real deal. She made the difficult process of selling, buying and moving as pain free as possible. Coincidentally, we took her recommendations for our movers and painters for the new house. They were both amazing. Not surprised! Thanks for everything MaryAnn!!

        • Mary Ann listed and sold my home

We hired Mary Ann to sell our home in San Mateo after we had already moved out of the area. Due to our relocation and a few complications with the buyers that we decided to work with, the closing process was a little more longer and complicated than usual. Despite this, she did a phenomenal job of staying on top of all aspects of the process and keeping us informed all along the way. She was extremely knowledgeable about the market and was always willing to go above and beyond on little tasks (e.g. coordinating with stagers, landscapers, cleaners, contractors, junk haulers, etc) since we were no longer in the area. In the end, we sold the house for well above list and are happy to recommend Mary Ann.

          • What to say about Mary Ann?Well, firstly, she treats your house and the marketing of your home for sale just like top software companies treat marketing: Web presence, highend photography, amazing attention to detail. As software professional I can't tell you how nice a change of pace that is over most local businesses.Especially on the San Francisco Peninsula, high quality images on the Internet are what drive people to your home to see it.Then to top it off she comes complete with a set of highend professionals for home inspection, staging, photography, title, etc. She's a onestop shop. The process of selling your home can be very challenging and (as it turns out) quite emotional as well. There are a ton of papers to be read and signed. Mary Ann made this simple for us. She listened to everything we had to say and incorporated the way we felt comfortable working into her process. For example, I had an emotional reaction when it hit me that I'd come home from work one night and see a "for sale" sign in front of MY house. I wasn't expecting to feel that way, but Mary Ann made it easy. She offered to let me know at least 24 hours before the sign would go up, so I'd be prepared. It sounds silly, but it wasn't. It made the process comfortable.Mary Ann was at our house all the time prepping and showing. She held 4 open houses in 2 weeks. 4!!! And, she drove well over 100 people through the house in the first weekend alone. She is a master negotiator as well when it comes down to the final transaction. She laid everything out for us in a spreadsheet (again, a real breath of fresh air) and made it simple to see which way to go, and clear what we should do.Last, she went above and beyond over and over. She helped us find rental properties, she helped us get boxes for moving, she helped us with a few difficulties we had with the buyers after the fact (after she was no longer officially tied to the sale).Mary Ann is highly professional, sensitive to her sellers' needs, focused, polished, and above all, is a great person that we now count as a friend. I couldn't recommend her more.

          • Mary Ann is a professional's professional. When I interviewed agents to list my house for sale, she stood out as the one who had already thought about the property, who might buy it, how to market it. Oh, and that first interview was set up for 11:00 AM and she arrived at 10:59 AM. Every single thing she did afterward was just like that kind of clockwork from professional cleaning to assisted staging to the paperwork to deciding what the offer price should be and how to deal with the multiple offers we received on the property.

          • Mary Ann helped us purchase our first home in March 2014 and it was a very good experience for us. Reasons we highly recommend Mary Ann:(1) She cares. Mary Ann really took the time to get to know us and understand our needs, wants, likes and dislikes. This allowed her to be spot-on with the houses and neighborhoods she showed us and the guidance she provide. It also helped to have a third party to help us get clear on expectations and trade-offs so that my wife and I could get clear on what we really wanted. She was like our real-estate therapist!(2) She will give you a great education. After our first meeting, Mary Ann took us on a very thorough tour of the neighborhoods we were interested in as well as a few new ones we hadn't considered. On the tour she provided detailed maps of each neighborhood, as well as packets of recent comps (and even treats!). During our tour she gave us a lot of insight that you wouldn't pick up by just driving around and seeing houses. Subsequently, when she took us out to look at homes, she had a keen eye for possible watch-outs, opportunities, and issues with the homes we looked at. We wouldn't not have spotted half of these things on our own.(3) She has a great network. Mary Ann connected us with a terrific mortgage broker at Wells Fargo, Holly Brand. Holly made the loan process unbelievably easy and we got a significantly lower rate than any of the other place we had shopped prior to this. Mary Ann also put us in touch with a couple of good inspectors and contractors.(4) She is a pro and that makes a difference when you make an offer. Mary Ann helped us lock down our home on our first offer, at a price we were comfortable with, in a competitive offer situation. Once the offer was made, she stayed on top of the process constantly making sure we were on track and keeping us, our mortgage broker and the rest of the team aligned the whole way through. Ours was a probate sale, and Mary Ann even went to the court hearing on our behalf to make sure things went smoothly on that day.I could go on and on but I'll stop here by just saying that we would highly recommend Mary Ann to anyone looking to buy on the Peninsula especially if it is your first time out (but even if it is not). You won't regret it.

          • My wife and I just received the keys to our ideal home in the exact neighborhood that we wanted on the Peninsula. I can say, without a doubt, that without the help of Mary Ann as our agent, we would not have received this home.As you might know, the current market is very hot. It is a rising market. There is a limited supply of homes and a much larger amount of buyers. Each home is receiving multiple offers over asking price. You literally have to go out and compete with everyone else to win your home. This is where Mary Ann shines. She's in your corner. She's on your team. She does everything that is possible as an agent to put you in a position to succeed. She's simply the edge that you need. For example, we were very specific in what we wanted. We had been looking for months and, finally, we saw our ideal house pop up onto the market. There had been nothing else that fit our criteria (and nothing else since) and we had to get it. They were expecting multiple offers and there was a 100% chance the house was going into contract in less than 10 days. With the help of Mary Ann, we tailored an offer and a plan to get this house. The final piece of the puzzle was the offer price. At the last moment, against the advice of Mary Ann, I decided to dial down the price that we were going to offer. On the day the offers were due, we were told that we weren't the highest. My heart sank. I was shocked. I knew in that instant that I would have definitely offered more. However, all was not lost. Because of Mary Ann's reputation and the way she presented our offer, the listing agent and owners decided that, out of all the offers, they would give us the opportunity to accept a counter-offer and, of course, we happily accepted. So, in retrospect, Mary Ann had the right advice in the beginning. After I didn't heed that advice, she still got us the house! So, I can say, unequivocally, that without her help, we would still be looking, and in this rising market, we could possibly be priced out of where we ultimately bought our home. She made all the difference and we are very very thankful. In addition, there are no tradeoffs. She also possesses every other quality you want in an agent. She is professional and personable. She listens and hears you. She is precise and prompt and always responsive. She has a tremendous amount of knowledge and connections throughout the industry. In short, she knows exactly what she is doing and, as your agent, she is puts you in the best position to succeed and that is exactly what you want.

          • If you are intrigued about the 5 star reviews for Mary Ann, don't be! She is that and more. We had just gone through a terrible agent who had failed to keep his word, and was just too lazy. I frantically searched for agents on Yelp and called Mary Ann among a few others. She showed up in just a couple of hours, paid careful attention, and exuded confidence all the way through. There are too many great things about Mary Ann, but here is a brief list of what makes her the very best:She is detail oriented. Whether you are selling or buying, the details really matter.Excellent communicator: she can communicate with a kindergartner as we as she can with a Ph.D. Do not underestimate the need for communication. Things can easily get complicated in real estate. She shows up and keeps her word. This may seem like a basic requirement for any professional, but I am amazed at the number of agents that are extremely unprofessional. She listens very well, and she respectfully puts her thoughts across when she disagrees. Whether you are selling or buying, this is an emotional business. Having someone on your side that listens and is respectful can ease the process a great deal. She is super-experienced and knowledgeable. Mary Ann was the only one of five Realtors we interviewed who was able to identify subtle upgrades that we had done in the blink of an eye.Don't waste your time or money with someone else. Just hire Mary Ann!!

          • I have been in management for Coldwell Banker for over 35 years. I have trained many agents, and I must say that Mary Ann could work in any of my offices; she is that good. Mary Ann just listed and sold my mother's home in San Mateo. The house required so much work. I live in Arizona, so I could not supervise the work, but Mary Ann took it upon herself to personally supervise all the repairs and to stage the home. Within ten days of listing, the property we had 10 offers, all over asking price. She worked each offer carefully and made her selection based on the condition of the offers and within 30 days we closed. I would recommend Mary Ann to anyone and, as I said, I have personally trained hundreds of agents over my time in Real Estate, and Mary Ann is one of the best, if not the best! Good luck Mary Ann. I wish you continued success.
