I can only speak to buy side representation, but this wasnt our first home purchase and Mike and Ben were able to hit the ground running with us. Mikes attention to detail really needs to be lauded. He knows much more than your average agent about build quality and things to look out for. More importantly, he knows contracts and caught important details that were missed by others (one was even the title company!). In a state where real estate lawyers arent typically involved in the transaction of buying or selling a house this kind of contractual knowledge is incredibly important. Youll have hundreds of pages to sort through in every transaction, Mikes eye for detail and his ability to explain everything in simple terms was incredibly valuable. Youll find Mike comes across as exceedingly kind and gentle, but make no mistake, he knows the ins and outs of negotiating. When to offer less on some properties, when to offer more on others and how to get sellers agents to share all the important information they sometimes leave out when competition enters the picture. We worked closely together and formulated a strong and ultimately, winning strategy. Lastly and most importantly of all is Mikes honesty and how seriously he takes his fiduciary duty. Ive dealt with a lot of agents on both buy and sell sides and none had more integrity than Mike and his son Ben. He isnt afraid to tell the truth even if he suspects the client would prefer not to hear it, but they should still hear it. Since this was an estate sale, there was family divisiveness and his ability to read between the lines was invaluable. He saved us thousands of dollars and multitudes of worry. Mike knew what to doand not do when advising us on preparing the house for sale. As he says I dont sell the house, the house sells itself. He used the internet to the highest advantage even opting for Zillows Premier Agent program to feature our property for sale which gave it greater exposure. Resources were at his fingertips. He recommended vendors for new countertops, appraisers, inspections, pest control, fencing, electrical and plumbing. The sale went smoothly and although many negotiations were involved, he executed perfectly. First, let me say that I am very happy with Mike Stone. He is kind, prompt and professional. My loan offer included a VA loan and real estate agents commonly feel that VA makes their job too hard. Mike Stone never wavered and Mike never made me feel like I was on my own. We read Mike's reviews and chose him to find our Sebastopol house on a couple of acres as we sought to flee East Bay crowding and urban living. We really chose well! Mike quickly found us the ideal property in a highly-competitive market. There were four competing offers that were all very strong. Mike kept in constant contact with the other agent and strategized with us to create an offer that would stand out. This was the key to not only getting our offer accepted but avoiding a counter offer at a higher price from the seller.
