  • Nadra helped me buy a home

      Nadra's greatest asset is her patience. She shows some professionalism. She is old school, pen and paper kind of girl. She is not tech savvy. Hence it is difficult to work with her via e-mail. Also, she is not that good with internet based search or comparative market analysis either. Her goal appears to be to submit multiple offers and get her roster with a sealed deal as soon as possible. This may result in clients making offers without market trend research, comparative market analysis etc. In our experience, we had to do the total amount of work needed(property search, market research, recent market trends, comparative market analysis, school district zoning, pricing) including going thru the inspection reports without her help as she does not devote as much time and sometimes skips important sections. She can put together the offer, but it is best to go thru the offer very thoroughly to wade out omissions and errors. She is somewhat reluctant to send the disclosures and inspection reports on properties that we are seriously interested in until the last minute of making an offer. I learnt to pick the listing real estate agents' card at the open house to be able to contact directly for the reports. One thing we did not like is, she is very pushy into demanding we make offers on properties that do not satisfy our interests. It appears like she employs scare tactics through out the process to get her clients to do what she wants them to do. Hence it appeared like she is not good at understanding the client's needs and wants. It is very important to do your research and deal with it effectively. When seeing homes, she will throw in numbers or dismiss work needed for the property as trivial when it is really not. Over years of home buying experience, we learnt that Real estate agents often tend to trivialize the real state of things for making the deal work. It is in best interests of the buyers to do their own research and find their independent resources to get the ball park quotes, if needed with pictures etc. She tends to promise every client that she will project manage the work that needs to be done on the property for all her clients with her own team of people. But at the end of the day, she is like every other agent, disappears from the scene as soon as the deal is done, sorry even earlier, as soon as the contingencies are lifted. You can almost tell from her body language or her call return frequencies that you enter point of no return in the deal hence are at the bottom of her priority. It is very important to be very clear in communications and keep them as much e-mail based as possible as she is weak in details. Even if you go thru the same details several times, she can miss them and it appears like she does not care for the details. Over all not a great experience, she did - not a bad job, an okay job, but not a stellar job and we would certainly NOT recommend her.

    • Nadra listed and sold my home

        Horrible experience with Nadra.. Would NOT recommend her to anyone. We went over to an open house being hosted by Nadra, and fell into the trap of using her as the listing agent for our home. She makes big promises, but does not fulfill any of them. We were promised a professional photographer and brochure, but we never saw that in reality. Our home was in a very sought after neighborhood, and hence sold quickly - but she started pressurizing us to take the first offer we got. We made a big mistake of putting an offer on a house she was the seller's agent for, and also listing our existing home for sale. Would advise never to do that, and NEVER with Nadra. Her husband is nice though, and offers to help with small plumbing work or something if that is needed. The moment our deal was completed - she was nowhere to be found. The process took longer than expected, and instead of taking ownership - she started a blame-game and finger pointing. Pushes to get the loan officer also from her office, who was supposed to be co-located in the same building as hers - but that loan office messed up our loan and Nadra happily washed her hands off the same. We saw the agent of the buyers who were buying our house, and could see that he was so meticulous and nice - and was working in the interest of his clients. But not Nadra, who only works in her own interest. She did not do any of the below - finding any additional homes that fit my criteria, negotiating the best price.. nothing. Again, to re-iterate - would definitely NOT recommend her.
