Before the property went on the market, Glen, along with his real estate partner Norman Gee, consulted with us and provided advice on what cost-effective improvements and changes to make to make our property more attractive for sale and maximize its sale price on the market. Glen provided detailed information and explained what to look for when considering comparable income-property sales (comps) for listing the property in an area with rent control restrictions. Further, Glen helped consider how to address the impact to the property when the City opened a temporary homeless shelter next door and disrupted the residential neighborhood. I had called him only 3 days earlier and he had driven by my house and took a few photos and prepared a booklet with photos, description of relevant real estate information including recent history of sales for my type of house (mid-century modern). They made recommendations as to what should be removed and replaced in my house (they were 100% accurate), suggested improvements and Norman went the extra mile with helping to implement some of them. The Broker's Tour and Open Houses brought many lookers and potential buyers because the house was marketed well through social media, real estate websites, newspaper and such. It took only two weeks of excellent marketing and advertising to bring successful offers and over asking price. In addition to their professional expertise, team work and successful sale of my house, Glen and Norman were personable, knowledgeable about real estate matters, approachable, helpful, insightful and they went the extra mile. Glen has excellent negotiation skills and was on top of everything, all the time. There was a glitch after the sale contract was signed and here Glen explained the situation, kept in close contact, was patient, positive, encouraging and knowledgeable. Escrow finally closed.     • Imagine for a moment four adult siblings with four very different lifestyles faced with the task of selling a home that had been owned by our family since it was built in 1936. Not only had our family owned and lived in the home since 1936 but also the home looked and felt as if it was still 1936. The furnace and water heater were from 1936 as were the kitchen and bathrooms.The process for selling the house began with my wife and myself visiting numerous homes for sale in the Berkeley hills trying to ascertain who would serve our family best when the home would go on the market. We spent some time researching the top real estate companies in Berkeley and the surrounding area and then visited their open houses, posing as buyers.We narrowed our search to three agents, all top-notch producers in the Berkeley area, and invited them to give us an hour-long presentation on how they would market the house, what type of renovations would be advantageous for selling the house, and how each would handle the four siblings. In an extraordinary display of unanimity all four siblings agreed that Glen Bell from Better Homes & Gardens would best represent our family in the sale of our home.For the next several months Glen guided us through the process of finding contractors, landscapers, and inspectors to prepare the home for sale. Finally the time arrived to put the house on the market and true to his word Glen initiated a marketing campaign designed to give the home maximum exposure and maximum interest. For the next two weeks over 400 agents and potential buyers toured the house with numerous potential buyers and their agents returning for a second and sometimes a third time. With a choice of agents, I selected Glen because during the interview, he and his real estate partner Norman Gee, came up with such a creative idea for marketing the home that the prospect of their assistance was immediately appealing.
