              Be aware! Disappointing and untrustworthy agents to work with. I want to preface this by saying I am not here to ruin anyone’s credibility but share my personal experience with these agents so other people can be better informed when working with them. We went into escrow with Jordan and Lauren last month after their property 2722 La Golondrina was on the market for just one week. We are first time home buyers and have put offers into multiple homes to no avail. Jordan and Lauren informed us that if we used their “preferred” lender we would have a better time getting accepted. I didn’t know at the time how unethical that really was. I learned that the only two offers they did in fact consider (out of the 3 or 4) were us and the other party who did go with their lender. Our agent told us this was very unorthodox, but if we vetted the lender and he seemed legitimate it couldn’t hurt, but it was our choice. As I said before, we had lost out on so many other homes that to have a leg up in the market we thought “why not!” Of course, that did not sit well with our own lender who we had to go back to with our tails between our legs. Anyway, everything seemed fine until the counter came in which asked for a no-appraisal contingency. Now, sellers/agents can ask for whatever they want in the counter, but what caught our eye was that they were very specific about IF the appraisal comes in lower than what was offered the “seller has the sole option to reduce the purchase price by an amount equal to the differential between the appraisal.” Now the reason this is important is because the house was priced at $1.149 and we offered over asking. Since their counter acknowledged that it could come below $1.1, it should NOT have been a surprise to them when this happened. This just proves their deceit because they were very much aware, and even anticipated, it could come at least 50k below asking. So when the appraisal came in at $1.075 the sellers/agents acted as if this was impossible and refused to work with us KNOWING that we were loan buyers, not cash buyers, and could never/would never make up the 110k difference in cash after our loan down payment. Now what was more frustrating was that appraisals come from the lender, the lender THEY said we should use. On our end, we got the inspection done within a week of acceptance. We flew down from SF (which is where we live) on Christmas Eve to make this work and get it to them not only on time, but earlier, knowing the holiday might slow things down. The appraisal, however, took over two weeks from the lender and once it came in low, it took another week to be appealed by the sellers. In that time, we were given a buyer’s notice to perform so they could put the house back on the market, which is legal even though we are still under contract. The audacity for us to be given a buyer’s notice to perform on an appraisal that is out of our control and ordered by the lender THEY told us to use, just seemed so wrong and unethical. I don’t know what game these agents are playing, but they are not playing fair. And maybe that’s just real estate, but to have an experience like this only leaves a sour taste in everyone’s mouth and makes you wonder who they are trying to play. They knew the appraisal could come in lower based on their initial counter, which we obviously refused, and then when it did they went against their own counter and basically forced us to cancel the sale because they knew we could not make up the difference from the acceptance price to the actual appraisal. We were honest and did everything they asked of us up until the end and, of course, we got screwed out of the inspection cost, etc. Now that is the name of the game, so I won’t focus on that, but I will reiterate that these people, while they seem nice to work with, definitely have an agenda and after speaking with other people (our old lender, other agents, etc…) what Jordan and Lauren did and the game they played with us was wrong. So buyers, please beware! Their way of doing business is not to be trusted.

                Be aware! Disappointing and untrustworthy agent to work with. She is a partner of Clarke Realtors DOT COM and Clarke Real Estate Group. We went into escrow with Lauren for a house in Carlsbad. They made us choose their “preferred” lender so have a better chance getting accepted. That is super unethical House asking price was $1.5M and our accepted offered $1.85M. Appraisal came in at $1.075M the sellers/agents acted as if this was impossible and refused to work with us KNOWING that we were loan buyers, not cash buyers, and could never/would never make up the 110k difference in cash after our loan down payment. Reminder that the appraisals come from the lender, the lender THEY said we should use. It took another week to be asked for an appeal and then the appeal got denied due to listing agent's insufficient reasons for the appeal. Seller had poor judgment and communications skills. There is more to this incident. Stay away from them and from some one that disclose anything about appraisal in counter offers = that just means they over priced the property for no reason.
