    • Mark and I connected, but did no business

My experience with Mark Mann of Realty Consultants Property Management during a rental application process was frustrating, unprofessional, and concerning enough that I feel obligated to share it in detail. In August, my family and I each paid a $90 application fee (totaling $270) to apply for a rental property associated with Mr. Mann. We fully complied with the application requirements and submitted all requested documentation, including pay stubs, employer contact information, and identity verification through the third-party platform we were instructed to use. Despite providing complete and accurate information, our application was denied based on claims of “unverifiable income” and “unverifiable identity.” These determinations did not reflect the documentation we submitted. When these discrepancies were brought to attention, no meaningful effort was made to verify, clarify, or correct the information, even though the necessary details were already provided. From that point forward, the process became a cycle of deflection. Responsibility was passed back and forth between Mr. Mann, the listing agent, and the third-party application service. Although the listing agent was the initial point of contact and facilitated the property showing, no assistance was offered once issues arose. Concerns were redirected elsewhere, responses were slow, and no one took clear ownership of resolving the inaccuracies. Communication from Mr. Mann throughout this process felt dismissive and, at times, unnecessarily curt. Legitimate concerns were not addressed with professionalism or urgency, and it required months of follow-up and escalation simply to receive basic responses. Even then, there was no acknowledgment of the time, effort, or stress required just to be taken seriously as applicants. The only resolution eventually offered was a refund conditioned on agreeing not to raise the issue further. In my opinion, this response failed to address the underlying problems with the application process and did not reflect a fair, transparent, or accountable approach, especially given how difficult it was to obtain a response at all. Based on this experience, I have serious concerns about how rental applications are handled and whether applicants are given equal and fair consideration when errors are identified. At minimum, this process left me questioning whether sufficient safeguards exist to ensure accuracy, responsiveness, and accountability when application fees are collected. This review reflects my personal experience and opinion. I would strongly encourage others to proceed with caution, ask detailed questions about the application process upfront, and carefully document all communications if they choose to work with this company.
